Job Description

Primary responsibilities of a Property Manager in a residential building, operating under the facility management industry, involve a blend of tenant relations, financial oversight, property upkeep, and legal compliance. Their main goal is to preserve the property's value, ensure a safe and comfortable environment for residents, and generate income for the owner.

Tenant and Resident Management:



Marketing and Leasing:Advertise vacant units to attract new residents, conduct property tours, screen potential tenants (including background/credit checks), negotiate leases, and manage lease renewals and terminations.

Tenant Relations:Serve as the primary point of contact for residents, handle complaints and inquiries, resolve tenant disputes, and foster a positive living environment to ensure high satisfaction and retention.

Move-in/Move-out Procedures:Coordinate tenant move-ins and move-outs, including conducting inspections and managing security deposit returns or deductions for damages.

Maintenance and Facilities Operations:



Property Upkeep:*Oversee the day-to-day operations and maintenance of the entire building, including individual units and common areas (e.g., lobbies, gyms, gardens, parking lots).

Repairs and Maintenance

Coordinate and supervise all maintenance and repair activities, which can range from minor issues (leaky faucets, electrical problems) to major system overhauls (HVAC, plumbing, fire safety systems).

Vendor Management:Source, negotiate, and manage contracts with external vendors and contractors (e.g., cleaning services, security, landscaping, waste disposal) to ensure quality and cost-effective services.

Preventative Maintenance:Develop and implement preventative maintenance programs and schedules to proactively address potential issues and extend the lifespan of building equipment and assets.

Emergency Response:Provide 24/7 on-call availability or establish clear protocols to respond quickly to emergencies (e.g., power outages, major leaks, security breaches).

Financial and Administrative Management:



Rent Collection:Establish rental rates, ensure timely collection of rent and other fees, track delinquencies, and process evictions in compliance with local laws.

Budgeting and Reporting:Prepare and manage annual operating and capital budgets, track expenses, analyze budget variances, and provide detailed financial reports to the property owner.

Procurement and Invoicing:*Manage the purchase order system, approve invoices for payment, and maintain inventory of supplies and equipment.

Legal and Compliance:



Regulatory Compliance:Ensure the property adheres to all local, state, and federal laws and regulations, including housing laws, health and safety standards, fair housing rules, and zoning ordinances.

Inspections and Audits:Conduct regular property inspections to identify safety hazards, ensure compliance, and maintain documentation for audits.

Documentation and Record Keeping:Maintain accurate records of all financial transactions, leases, maintenance requests, inspections, and tenant communications.

Team Leadership:



Staff Supervision:Hire, train, schedule, and supervise on-site staff, such as maintenance technicians, cleaning personnel, and security guards.

Leadership and Communication:Lead the property team, conduct regular staff meetings, and ensure effective communication among staff, tenants, owners, and vendors.

Pay: ₹45,000.00 - ₹60,000.00 per month
