The Maintenance Manager is responsible for overseeing the overall upkeep, repair, and preventive maintenance of residential and commercial properties. This role involves managing maintenance teams, coordinating vendors, ensuring system reliability, implementing preventive maintenance schedules, and maintaining a safe, functional environment across facilities.
Key Responsibilities
Plan and supervise maintenance activities for electrical, plumbing, HVAC, fire systems, elevators, and building infrastructure.
Prepare and implement preventive maintenance schedules for optimal performance and reduced downtime.
Lead and train a team of technicians, electricians, plumbers, and housekeeping or ground staff.
Manage external vendor contracts and monitor the quality of service and cost efficiency.
Conduct routine inspections of buildings and equipment to identify and resolve issues proactively.
Ensure compliance with safety, statutory, and environmental standards.
Maintain accurate maintenance records, equipment logs, and inventory reports.
Coordinate repairs, upgrades, and modifications in coordination with property management teams.
Develop maintenance budgets, track expenses, and recommend cost-saving measures.
Handle tenant service requests, emergency repairs, and ensure minimal operational disruption.
