Job Purpose :

Property Acquisition professional to identify, evaluate, negotiate, and close suitable properties aligned with our business expansion plans.

Key Responsibilities:

1. Property Identification & Sourcing - Identify potential properties (commercial / residential / mixed-use) as per defined business requirements.

2. Conduct market surveys across assigned locations - Build and maintain strong networks with brokers, landlords, developers, and local stakeholders.

3. Property Evaluation & Feasibility - Assess property suitability based on location, catchment, size, layout, compliance, and cost.

4. Coordinate site visits and prepare comparison reports- like property checklist, videos of the property and nearby locations

5. Negotiation & Commercial Closure - Negotiate rentals, lease terms, deposits, lock-in periods, escalation, and exit clauses.

6. Finalize commercials in alignment with company benchmarks and approvals.

7. Documentation & Legal Coordination - Coordinate with concern teams for LOI, lease agreements, and other property documents.

8. Ensure clear title, compliance, and statutory approvals.

9. Track agreement execution and handover timelines.

10. Market Intelligence & Reporting - Track rental trends, competitor activity, and new developments.

11. Maintain a property database for future expansion - Provide periodic reports on pipeline and on rejected cases

Required Skills :

1. Experience in commercial / residential leasing or property acquisition

2. Strong negotiation and stakeholder management skills

3. Knowledge of real estate documentation and local market trends

4. Willingness to travel within assigned locations

5. Local market understanding
