Job Title: Head - Project Planning and Budgeting (Luxury Townships)

Job Summary:
We are seeking a highly experienced professional with proven exposure to luxury townships and premium real estate developments, responsible for project evaluation, costing proposals, detailed planning, budgeting, construction, and end-to-end execution. The role requires strong financial and technical acumen to assess feasibility, optimize costs, and deliver projects in line with DELLA's luxury standards.
Key Responsibilities:
Project Evaluation & Costing Proposals

• Conduct project feasibility studies, techno-commercial evaluations, and cost-benefit analysis for luxury township developments.
• Prepare detailed costing proposals, project estimates, and financial viability models for new and ongoing projects.
• Evaluate design options, material specifications, and construction methodologies to optimize cost without compromising luxury quality.
• Support management with investment appraisals, ROI analysis, and approval notes.

Luxury Project Planning & Scheduling

• Prepare master project schedules, bar charts, and milestone plans using MS Project / Primavera.
• Identify critical path activities, potential risks, and mitigation strategies.
• Monitor progress against baseline schedules and recommend corrective actions.

Budgeting & Cost Control

• Develop project budgets, BOQs, cash flow forecasts, and cost control mechanisms.
• Track budget vs actuals, variation orders, and cost escalations, especially for premium materials and finishes.
• Coordinate with finance and commercial teams for billing, certifications, and cost reporting.

Construction & Execution Management

• Manage on-site construction and execution ensuring compliance with drawings, specifications, and luxury standards.
• Coordinate with contractors, consultants, architects, interior designers, MEP, facade, and landscape teams.
• Ensure quality assurance, safety, and statutory compliance throughout project lifecycle.

Stakeholder Management & Reporting

• Act as a key interface between management, consultants, vendors, and execution teams.
• Prepare and present MIS, progress reports, costing summaries, and dashboards to senior management.
• Highlight risks related to cost, time, and quality, with actionable mitigation plans.

Minimum Qualification: BE / BTech - Civil Engineering (Mandatory)/ MBA / PG in Project Management / Construction Management / Finance (Preferred)
Minimum Job Experience: 8-15 years of experience in luxury townships, high-end residential, villas, or premium mixed-use projects Strong experience in project evaluation, costing proposals, budgeting, and execution
Reporting to: CMD
Travel: Travelling Required
