Job Overview:
We are looking for a highly skilled and proactive Project Manager (Residential) with a strong background in real estate construction and site management. The ideal candidate will lead project execution from start to finish, ensuring quality, timelines, budget, and compliance are strictly adhered to while coordinating with all internal and external stakeholders.
Key Responsibilities: * End-to-End Project Execution

• Plan, execute, and deliver residential/commercial real estate projects from ground-breaking to handover.
• Define project scope, timelines, cost estimates, and resource planning.
• Site Management

• Oversee day-to-day construction activities on-site.
• Ensure timely execution with adherence to technical specifications and design intent.
• Project Scheduling & Tracking

• Prepare and monitor project schedules using tools like MS Project or Primavera.
• Identify critical paths, potential delays, and corrective action plans.
• Cost & Budget Control

• Monitor project budgets, cost control systems, and cash flows.
• Review BOQs, certify bills, and control material consumption and wastage.
• Contractor & Vendor Management

• Appoint, negotiate, and manage contractors, subcontractors, and vendors.
• Evaluate performance and ensure contract terms are fulfilled.
• Quality Assurance & Safety Compliance

• Enforce quality checks at every stage and ensure adherence to specifications and standards.
• Ensure health, safety, and environment (HSE) protocols are strictly followed.
• Coordination & Stakeholder Management

• Coordinate with architects, consultants, contractors, suppliers, and clients.
• Conduct regular meetings to review progress and resolve issues.
• Regulatory & Statutory Compliance

• Ensure all legal and regulatory approvals (PMC, RERA, EC, Fire, etc.) are obtained and updated.
• Maintain proper documentation and liaise with government authorities when required.
• Team Leadership

• Lead a team of engineers, supervisors, and support staff.
• Assign responsibilities, mentor junior team members, and monitor performance.
• Reporting & Documentation

• Prepare and present weekly/monthly progress reports and MIS to management.
• Maintain comprehensive records of site logs, contractor communications, and project documents.

Skills & Competencies:

• Strong knowledge of project planning, civil construction techniques, and site execution
• Proficiency in AutoCAD, MS Project/Primavera, Excel, and billing software
• Excellent communication, leadership, and decision-making skills
• Analytical mindset with the ability to multitask and troubleshoot
• Knowledge of local construction regulations and building codes

Preferred Candidate Profile:

• Experience in mid to large-scale residential or commercial real estate projects
• Ability to manage multiple stakeholders and handle pressure
• Familiarity with green building norms, RERA compliance, and modern construction methodologies
• Residing in or willing to relocate nearby areas.
