Role Summary
Chandraventures is hiring a
Project Manager - Real Estate
to support execution across
property sales, purchases, and select development projects
.
The primary focus of this role is to support selling and buying decisions through price discovery, rate analysis, site visits, and coordination with brokers and consultants. Construction leadership is limited and selective, only for a few identified projects such as warehouses or light commercial assets.
This role works directly with the Family Office principals and the Property & Compliance Manager and is expected to operate with a high degree of ownership, discretion, and accountability.
This is an
execution-first PM role
--focused on momentum, pricing clarity, and deal readiness.
Key Responsibilities1. Sales Support & Price Discovery
Support
price discovery and rate analysis
for properties identified for sale by:
Studying recent comparable transactions
Validating broker price bands with market reality
Tracking buyer demand and absorption feedback
Assist in defining:
Realistic price ranges
Sale sequencing (immediate vs phased)
Coordinate with:
Head - Property & Compliance
Brokers (pricing logic, visit feedback, positioning)
Track and report:
Site visits
Buyer feedback
Time-on-market signals
Goal:
Ensure properties are
priced correctly, positioned well, and moving toward exit
.
2. Purchase Support & Opportunity Evaluation
Visit shortlisted properties under consideration
Support
rate analysis and basic feasibility assessment
Compare asking prices against:
Market comparables
Clearing prices
Alternate opportunities within the portfolio
Coordinate inputs from:
Brokers
Consultants
Internal compliance team
Share
clear, execution-oriented inputs
with leadership to support buying decisions
Goal:
Enable
disciplined acquisitions
and avoid mispriced purchases.
3. Select Construction / Development Leadership
Lead execution for
1-2 selected development projects
(e.g., warehouse, commercial shed)
Coordinate with:
Architects
Structural / MEP consultants
Quantity Surveyors
Interpret drawings and scope
Facilitate:
BOQ preparation
Rate analysis
Contractor comparisons
Track cost, timelines, and site progress
Goal:
Deliver
simple, cost-controlled developments
when required.
Ongoing Responsibilities
Maintain a
property tracker
(JB01, JB02, etc.) covering:
Buy / Sell / Build status
Next actions
Assigned brokers / consultants
Ensure sequencing and momentum across properties
Act as the
execution link
between market participants, consultants, and ownership
What This Role Does NOT Own
? Title checks, patta / chitta / adangal
? Tahsildar or revenue office coordination
? Final investment decisions
? Acting as a broker
Ideal Candidate Profile
Education
BE / B.Tech / Diploma (Civil / Architecture preferred)
MBA (Real Estate / Operations) is a plus
Experience
5-10 years in real estate execution, project management, or developer-side roles
Skills
Rate analysis and property comps
Broker and consultant coordination
Drawing and BOQ understanding
Strong on-ground execution discipline
Compensation
?6 - ?10 LPA
