Job Summary:



The Project Manager will be responsible for end-to-end execution of real estate projects, ensuring timely delivery, cost control, quality standards, and full statutory compliance.

The role requires strong on-site presence, coordination skills, and execution ownership, acting as the single point of contact between consultants, contractors, authorities, and internal stakeholders.

Qualification:



B.E./B.Tech in Civil Engineering / Construction Management MBA / Project Management certification preferred Candidates from NICMAR preferred

Experience:



8-12 years in real estate project execution Experience handling multiple residential / redevelopment projects End-to-end exposure: approvals ? execution ? OC ? handover Experience working with authorities, consultants, and contractors

Functional Skills



Strong real estate project execution experience Knowledge of Mumbai redevelopment regulations (33/7 projects) Project scheduling, budgeting, and cost control Vendor & contractor coordination Risk identification and problem-solving Working knowledge of MS Project; ability to read drawings (AutoCAD preferred)

Responsibilities:



1. Project Planning & Execution

Lead residential/commercial projects from pre-construction to handover. Prepare and track project schedules, milestones, and execution plans. Coordinate with Architects, Structural, MEP consultants, PMC, and contractors. Monitor site progress, construction quality, and safety compliance. Ensure drawings, BOQs, and specifications are executed as approved. Resolve site-level execution issues proactively to avoid delays.
2. Statutory Compliance & Authority Coordination

Handle statutory approvals and compliances including MCGM, MHADA, RERA, Fire, Utilities, OC, CC, etc. Coordinate with consultants for permissions, amendments, and renewals. Track approval timelines and ensure zero regulatory lapses. Support audits, inspections, and authority queries with proper documentation. Coordinate with legal consultants for compliance-related documentation.
3. Cost Control & Commercial Management

Monitor project budgets, cash flow, and contractor/vendor bills. Jointly certify bills with consultants and site teams. Identify cost overruns, risks, and value-engineering opportunities. Support vendor finalisation and rate negotiations. Track material consumption and prevent wastage or leakage.
4. Operations & Cross-Functional Coordination

Act as the central coordination point between site, legal, finance, and consultants. Maintain project trackers, MIS reports, and dashboards. Streamline internal processes for faster approvals and decisions. Support management in operational reviews and reporting.
5. Team & Stakeholder Management

Lead and guide site engineers, supervisors, and coordinators. Drive accountability, ownership, and discipline at site. Represent the company professionally with authorities, societies, vendors, and consultants. Share regular progress and risk updates with management.

Pay: ?1,200,000.00 - ?1,500,000.00 per year
