Role Purpose

The Project Manager is responsible for end-to-end execution of fire protection, fire alarm, ELV, and security system projects, ensuring completion within defined scope, time, cost, and quality standards, in line with KBI policies and statutory requirements.

Key Responsibilities1. Project Planning & Execution

Plan, execute, and monitor fire fighting, fire alarm, ELV, and security system projects from kickoff to handover. Prepare project schedules, work plans, and resource allocation. Ensure adherence to approved drawings, BOQ, and technical specifications. Coordinate with clients, consultants, architects, and main contractors.

2. Site & Team Management

Lead site engineers, supervisors, technicians, and subcontractors. Ensure availability of manpower, tools, materials, and equipment at site. Conduct regular site meetings and progress reviews. Ensure discipline, productivity, and safety compliance at site.

3. Cost Control & Billing

Monitor project budgets and control cost overruns. Track material consumption and minimize wastage. Prepare and submit running account (RA) bills and final bills. Coordinate with accounts for invoicing, collections, and client approvals.

4. Quality, Safety & Compliance

Ensure execution as per IS standards, NBC norms, and client specifications. Implement quality control checks and inspection procedures. Ensure compliance with safety norms and statutory requirements at site. Coordinate with third-party inspections, fire department approvals, and testing & commissioning.

5. Coordination & Reporting

Act as the single point of contact for clients and internal stakeholders. Submit periodic project progress reports, MIS, and cost reports to management. Highlight risks, delays, and corrective action plans.

6. Handover & Closure

Ensure timely testing, commissioning, and system handover. Prepare and submit as-built drawings, manuals, warranties, and completion documents. Support defect liability period (DLP) activities and client closure formalities.

Key Skills & Competencies

Strong knowledge of fire fighting, fire alarm, ELV, and security systems. Project planning, coordination, and leadership skills. Cost control, billing, and commercial understanding. Ability to manage multiple sites and deadlines. Good communication, client handling, and documentation skills.

Educational Qualification

B.E. / B.Tech / Diploma in Mechanical / Electrical / Electronics Engineering or equivalent.

Experience

Minimum

3+ years

of relevant experience in fire protection, fire alarm, ELV, and security system projects. Experience in handling residential, commercial, industrial, or infrastructure projects preferred.

KPIs / Performance Indicators

Timely completion of projects as per schedule. Adherence to budget and cost targets. Quality and safety compliance score. Client satisfaction and repeat business. Billing efficiency and collection support.

Working Conditions

Based at project sites with periodic travel. Extended working hours during critical project phases, as required.
