Role Overview:

New Star Developers is seeking a highly skilled Project Manager to oversee end-to-end execution of residential and commercial real estate projects. The ideal candidate should have strong technical knowledge, excellent planning ability, and a proven track record in managing project timelines, budgets, manpower, and quality standards.

Key Responsibilities:

1. Project Planning & Execution

Develop complete project plans including scope, budget, timelines, and resource allocation. Prepare daily, weekly, and monthly work schedules for manpower, materials, and subcontractors. Monitor site operations and ensure smooth workflow and timely completion of activities.
2. Cost, Quantity & Budget Management

Perform cost and quantity calculations for all construction activities. Prepare and manage project budgets and detailed cost estimates. Track cash inflow and outflow, ensuring financial control and timely vendor payments. Monitor expenses, forecast future costs, and take corrective measures to avoid overruns.
3. Technical Know-How

Preparation and verification of Bar Bending Schedule (BBS). Ensure correct material consumption and adherence to engineering standards. Coordinate with architects, structural engineers, and consultants for technical issues and approvals.
4. Billing, Measurement & Documentation

Oversee billing, measurement of work, and verification of contractor bills. Maintain accurate records, project documentation, and site reports. Prepare progress reports (daily/weekly/monthly) for management review.
5. Quality & Safety Management

Ensure adherence to quality standards, specifications, and construction best practices. Conduct regular quality checks, site inspections, and testing of materials/workmanship. Ensure compliance with safety protocols and promote a safe working environment.
6. Team & Vendor Coordination

Plan and manage manpower allocation for efficient daily operations. Coordinate with vendors, contractors, and suppliers for material procurement and delivery. Lead, guide, and supervise site engineers, supervisors, and contractors.
7. Risk & Issue Management

Identify project risks and delays, and implement corrective action plans. Resolve site issues, technical problems, and coordinate with relevant teams to ensure project momentum.
8. Communication & Reporting

Provide regular project updates to management, highlighting progress, challenges, and financials. Conduct site meetings with stakeholders and ensure alignment with project goals.
Required Skills & Qualifications:

Bachelor's Degree in Civil Engineering (minimum ). Strong knowledge of construction processes, quantity estimation, BBS, and project cost control. Proficiency in MS Excel, MS Project/Primavera, and construction-related software. Excellent leadership, communication, and problem-solving skills. Ability to handle multiple projects and work under pressure.
