Project managers for interior construction projects will be responsible for the overall construction of the interior projects assigned. Project Managers must possess the knowledge and experience to engage and professionally interact with design professionals, consultants and clients. They will be responsible for the overall site management and successful direction and guidance of construction site personnel in planning, coordinating and safely executing work in accordance with the contract documents, schedules and budgets. The PM is required to attend regular meetings with clients and be well-versed in all aspects of work at the site. PMs should be capable of handling issues at site effectively and be able to take alternative decisions if site feasibility does not conform to approved plans.
The role includes:
1. Site Analysis - Should be able to handle preconstruction & construction phase.
2. Preparation of pre-construction and construction schedules
3. Review the project plans and drawings periodically and effectively communicate with the design team on the changes/modifications based on site conditions
4. Assisting in procuring and assembling materials at site 5. Site execution & PMC/Client handling
6. Monitoring the project construction schedule on a weekly basis
7. Monitoring team members depending on the role.
8. Preparing and issuing minutes of all site meetings.
9. Preparing and issuing weekly project reports.
10. Ensuring that Q&A audits and monitoring of site safety, are maintained at all times.
11. Ensuring requirements of health, safety & Environment of employees and workers are enforced as per company EHS policy & Objectives.
12. Ensuring completion and tracking materials and all independent testing and inspections as required.
13. Overall Project delivery and Design management
14. Client and vendor management.
15. Materials management and always maintaining Inventories of all properties of the project.
16. Change management, in the case of change of initial design ordered by client; The PM shall properly follow change management as per company policy and ensure that all documentation of PMC sign off and changes based on design updates at construction stage are maintained and strictly followed.
17.Proper documentation and handover documents/Commissioning reports of all jobs done/completed by the project manager or contractors should be maintained at all times.
A Project Manager must have:
1. Experience from a corporate interior/ commercial interior/ construction background is a must.
2. Must understand construction terms, scheduling and planning concepts.
3. Good at MEP - HVAC - Low side & High side works, Electrical, FAPA systems (Fire Alarm & Public Address), PHE, Sprinkler system, security system, BMS, AV & Networking.
4. EHS Knowledge
5. Proficiency in MS Office, MS projects and AutoCAD is preferred.
6. Excellent organizational, presentation and interpersonal skills.
7. Good communication, grooming, and time management and people management skills
Qualifications: Degree/Diploma in Electrical/ Mechanical in the construction related field is preferable.
