The Project Manager is responsible for planning, coordinating, and overseeing the successful execution of commercial interior fit-out projects from inception to handover. This includes managing timelines, budgets, resources, subcontractors, vendors, and ensuring high-quality workmanship aligned with client expectations and company standards.
Study project scope, BOQ, drawings, and specifications thoroughly.
Prepare detailed project schedules, resource plans, and procurement timelines.
Coordinate with clients, architects, consultants, and internal teams for approvals and alignments.
Organize kickoff meetings and regular review meetings.
2. Site Execution & Supervision
Monitor day-to-day site activities, ensure progress as per schedule.
Supervise site engineers, contractors, and vendors.
Ensure strict adherence to design, quality, and safety standards.
Troubleshoot and resolve on-site issues proactively.
3. Vendor & Subcontractor Management
Identify, evaluate, and coordinate with subcontractors and suppliers.
Ensure timely delivery of materials and services.
Validate work quality and adherence to contract terms.
4. Budgeting & Cost Control
Maintain project budgets and track expenses.
Identify cost-saving opportunities without compromising quality.
Prepare and submit cost reports and billing documentation.
5. Documentation & Compliance
Maintain all project-related documentation including drawings, approvals, site instructions, and client communications.
Ensure compliance with safety regulations, legal requirements, and company policies.
6. Client Interaction
Serve as the primary point of contact for clients.
Provide regular updates on project progress.
Handle client concerns and change requests professionally.
7. Handover & Closure
Ensure snag-free completion and timely project handover.
Prepare handover documents, warranties, and close-out reports.
Obtain client sign-offs and completion certificates.
Key Skills & Competencies:
Strong knowledge of interior fit-out processes (civil, electrical, HVAC, carpentry, finishing, etc.)
Excellent project management and organizational skills
Ability to read and interpret drawings and BOQs
Strong leadership and team management abilities
Effective communication and interpersonal skills
Commercial acumen and negotiation skills
Proficiency in MS Project, Excel, AutoCAD, and project management tools
Qualifications:
Bachelor's degree in Civil Engineering, Architecture, Interior Design, or related field
PMP or similar project management certification (preferred)
Minimum 5-10 years of relevant experience in commercial interior fit-out projects
