SECTION III: PURPOSE OF THE ROLE
This position is responsible for the end-to-end completion of the project up to obtaining the OC, including all infrastructure works, handing over possession of all flats to CRM, and transferring all services to FM.

SECTION V: KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE
Operational Responsibilities
Responsible for the final checking and verification of all types of civil, finishing, and MEP works, ensuring all contractual terms are implemented or addressed.
Coordinate with consultants to ensure smooth progress of work and timely resolution of drawing-related issues.
Liaise with contractors at appropriate stages to facilitate project work.
Collaborate with internal departments for the seamless handling of work fronts and material issues.
Certify contractor claims, bills, BBS, measurement sheets, and reconciliations submitted by contractors.
Oversee MIS reporting, including daily, weekly, and monthly updates.
Lead and guide the cluster team, including core and shell in-charges, lead-MEP, lead-finishes, surveyors, and store in-charges, to ensure work progresses effectively.
Identify and report project bottlenecks to management well in advance.
Achieve all milestones and ensure the completion of scheduled activities as outlined in the AOP/business plan.
Maintain the highest quality standards in execution, avoid rework, and ensure adherence to safety standards as per industry benchmarks.
Provide prior notifications to the Contracts/Procurement Team regarding contractor or material requirements in line with the construction schedule and site demands.
Conduct external audits for quality and safety.
Maintain accurate documentation, including consultant reports, licensing certificates, quality reports, and safety reports.
Ensure timely completion of CFO NOC, OC, and the handover of all flats to CRM.
Oversee the transfer of all services, including car parking, STP, UGT, fire pumps, substations, and clubhouse, to FM.
People Management
Building and developing a highly skilled team to provide adequate business results to the company.
Provide strong leadership and managerial support, which includes setting clear expectations, establishing goals and objectives, and motivating the team to achieve their best performance.
Responsible for coaching and mentoring team members to develop their skills and enhance their performance through regular feedback, offering guidance and support, and encouraging professional development.
Foster a culture of collaboration within the department and encourage communication between cross-functional teams.

- Speed- Aggressive timelines for project completion
- Scrutinize drawing and co-ordinate with architects, consultants, and contractors if found any query.
- Execution of various Civil & MEP activities including structures.
- Create work front to all vendors.
- Responsibility of all civil, finishing, MEP work to complete within timeline and with good quality.
- Certifying contractor bills.
- Handling all staff and facilitate them timely completion of project through planning and monitoring.
- To lay down methodology for project execution,
- To co-ordinate with different contractors and agencies to maintain & improve quality of construction work.
- Checking of submittals, methodology of various activities submitted by contractor.

- Best in Quality in workmanship and materials and no rework for core & shell, MEP & finising works.
- Proper documentation of Test Reports of all Materials, concrete etc
- Ensure that all requirement of IGBC gold rated green buildings are implemented
- Explore energy saving/water saving methods are implemented for the project.
- Third Party Audit by our Architects/Consultants once in 6th Months
- Monitoring site and instruct to all stake holders regarding safety of labours while working.
- Identify critical activities on site which is not safe and do proper arrangement of safety to avoid accidents.
- Inspection of site activities and any discrepancies noticed shall be bought to the notice of senior for remedial action.

Should have experience in AutoCAD, SAP, Microsoft Project( not compulsory)

Should have completed 4 - 5 towers with G+ 35 minimum from excavation to possession
