. Their job description (JD) primarily involves ensuring the legal recognition and smooth execution of property transactions. Key responsibilities in the context of real estate include:

Maintaining Land Records

: The core duty is to manage comprehensive records of land ownership, including maps (cadastral maps) of all plots, their size, and use (residential, commercial, or agricultural).

Updating Records (Mutation)

: The Patwari is responsible for recording changes in land ownership that occur due to sales, inheritance, or leasing, a process known as mutation. These updates are essential for establishing clear property rights.

Land Measurement and Demarcation

: They conduct physical surveys and measurements to determine exact land areas and boundaries, which is critical during property sales or development projects to prevent disputes.

Verification of Ownership and Titles

: The Patwari assists in the land due diligence process by verifying ownership history and providing relevant documentation like Jamabandi (record of rights) and Girdawari(crop inspection report).

Dispute Resolution
