Key ResponsibilitiesOversee daily operations and management of a portfolio of 15-18 residential properties
Develop and implement operational policies, procedures, and service level agreements
Lead and manage a team of property staff including maintenance personnel, security, and other service providers
Ensure compliance with all relevant regulations, building codes, and health and safety standards
Monitor and control operational budgets, identifying cost-saving opportunities while maintaining quality standards
Coordinate with internal teams for preventive maintenance, repairs, and capital improvement projects
Manage tenant/resident relationships, addressing concerns and resolving issues promptly
Conduct regular property inspections to ensure high standards are maintained
Analyze operational data and prepare comprehensive reports for stakeholders
Implement sustainability initiatives and energy-efficient practices across properties
Liaise with contractors, vendors, and service providers to ensure service quality
Provide technical oversight for building systems including HVAC, electrical, plumbing, and mechanical systems
Required QualificationsBachelor's Degree in Electrical or Mechanical Engineering
Minimum 5 years of experience as a Property Manager specifically in residential buildings (commercial experience considered as secondary qualification)
Proven experience in managing properties in an Integrated Property Control (IPC) environment
Strong technical understanding of building systems, electrical infrastructure, and mechanical equipment
Ability to review and understand technical drawings, specifications, and maintenance protocols
Demonstrated leadership skills with experience managing operational teams
Excellent financial acumen with budget management experience
Strong negotiation and vendor management skills
Proficiency in property management software and MS Office suite
Preferred QualificationsProfessional certification in property or facility management
Experience with sustainability initiatives and green building practices
Knowledge of relevant local property laws and regulations
Experience with tenant retention strategies and customer service excellence
Background in implementing technology solutions to improve property operations
Experience with BMS (Building Management Systems) and smart building technologies

Strong analytical skills to evaluate building system performance and efficiency
Exceptional attention to detail in both technical and administrative matters
Strong communication and interpersonal skills with ability to explain technical concepts clearly

Self-motivated with ability to work independently and as part of a team
Data-driven approach to decision-making and operational improvements
Working ConditionsRegular travel between properties within the assigned portfolio
Flexible working hours may be required to address emergency situations
May include some weekend or after-hours availability for emergency response
