About the ASSURE (Accelerating Sustainable and Super-Efficient Real Estate) project



ASSURE is a joint initiative of the Indian Institute for Human Settlements, India's premier knowledge institution working on urban transformation, and global next-generational digital services and consulting major and sustainability leader Infosys. ASSURE aims to transform India's large, rapidly growing, and carbon and energy intensive real estate sector by promoting High Performance Buildings (HPBs) at scale.





In pursuit of its goal, ASSURE will, in the coming years, offer technical assistance to India's largest developers for lighthouse projects spanning 100 million sq. ft., skill/ upskill 12,000 individuals, support 30 curated innovators, deliver a performance measurement and verification platform that incentivises HPB adoption and financing, and engage with policymakers and financial decisionmakers to usher enabling policies and financing arrangements for HPBs. In lighthouse projects, ASSURE works closely with developer teams to set realistic performance goals, guide technology and design choices, assist with implementation and O&M, and navigate financial and procurement pathways--ensuring successful delivery and operation of HPBs.








We are seeking a Mechanical, Electrical, Plumbing (MEP) expert to join the mission of transforming India's real estate sector through High Performance Buildings (HPBs). A joint initiative between IIHS and Infosys, ASSURE-IIHS works on design consulting, capacity building, and performance measurement for large commercial projects. The MEP Expert will lead the technical review of mechanical, electrical, plumbing, and fire-protection systems designed by developer-appointed consultants. The role involves ensuring alignment with ASSURE's performance goals, supporting integrated design decisions, and strengthening data-driven performance benchmarking across the program's lighthouse projects.





This could be either a regular position or a 11- month contractual engagement, renewable on mutual consent, with the potential to turn into a regular position over time.




Activities and Tasks





Responsibilities would include, but not be limited to, the following:


Technical review and advisory - Assessing MEP system designs for alignment with HPB objectives and ASSURE performance benchmarks; System performance optimisation - To enhance energy, water and comfort outcomes; HVAC systems review - Evaluating system configuration, zoning, and equipment selection; verifying airflow balance, control sequences, and heat-rejection strategies; Electrical and lighting review - Analysing connected loads, LPDs, and integration of controls; Water efficiency and reuse - Reviewing plumbing layouts, low-flow fixtures, and STP-reuse strategies for water and cooling-tower optimisation; Simulation coordination - Working with facade and simulation teams to integrate MEP inputs into whole-building energy models; Documentation - Preparing peer-review notes, technical commentaries, and slide decks; Stakeholder engagement - Liaising with developer teams, consultants, and ASSURE technical leads to drive consensus on system optimisation; Knowledge sharing - Supporting training sessions, and workshops; Providing support to other IIHS activities including academics, research, training, practice, operations and others; Participating in all activities of institution-building at IIHS; carrying out tasks as assigned by IIHS; and travelling on IIHS work within or outside the country as and when needed.



Structure and Reporting





The MEP systems expert will report to the Lead - Technical Assistance, ASSURE at IIHS and will be required to collaborate effectively with a diverse group of internal teams and external individuals/ organisations.




Person Specification





The ideal candidate should have:


A Bachelor's or Master's degree in Mechanical, Electrical, or Building Services Engineering; 3-5 years of experience in MEP design review, performance evaluation or optimisation. Working knowledge of MEP System types, load estimation, and benchmarking; Familiarity with energy simulation; Proficiency in MS Excel, PowerPoint, Word required; Revit, AutoCAD, or SketchUp is preferred; Strong analytical, coordination, and communication skills; Experience with BMS data analytics; smart meters, or post-occupancy performance tracking is an advantage.




This could be either a regular position or a 11- month contractual engagement, renewable on mutual consent, with the potential to turn into a regular position over time. This offer is on an exclusive basis, which implies that other professional assignments (whether compensated or not) that bear a potential conflict of interest with IIHS cannot be undertaken.

Location





This position is based in Bengaluru and may entail travel to other locations in India.




Review and Assessment





The role and performance of the incumbent shall be subject to normal review and assessment systems at IIHS.
