The MEP Manager - Repairs & Maintenance is responsible for overseeing the day-to-day operations, troubleshooting, repair, and upkeep of all Mechanical, Electrical, and Plumbing (MEP) systems across the facility. This role ensures that all MEP services function efficiently and reliably while adhering to safety, compliance, and energy conservation standards.
2. Key Responsibilities
A. Maintenance Operations
Plan and execute preventive, predictive, and reactive maintenance for HVAC, electrical, plumbing, and fire-fighting systems.
Respond promptly to breakdowns, service requests, and emergency maintenance.
Maintain records of equipment, tools, repairs, and schedules.
B. Team Supervision
Supervise and coordinate with in-house technicians and outsourced service providers.
Allocate daily tasks, monitor performance, and ensure timely issue resolution.
Conduct regular training and toolbox talks for the technical team.
C. Inspections & Compliance
Conduct routine inspections to ensure systems are safe, compliant, and operational.
Ensure compliance with statutory safety standards (fire, electrical, water systems).
Liaise with auditors, inspectors, and vendors for certifications and checks.
D. Vendor & AMC Coordination
Manage Annual Maintenance Contracts (AMC) for elevators, DG sets, fire alarms, HVAC, etc.
Monitor vendor performance and ensure contract terms are met.
Oversee spares inventory and coordinate procurement as needed.
E. Documentation & Reporting
Maintain accurate maintenance logs, asset history, service schedules, and incident reports.
Generate daily, weekly, and monthly reports on maintenance KPIs.
Recommend upgrades, retrofits, or replacements as necessary.
3. Skills & Competencies
Strong technical knowledge of HVAC, electrical panels, plumbing, STPs, fire systems
Hands-on problem-solving skills with quick decision-making ability
Good interpersonal and vendor negotiation skills
Proficient in MS Office, CMMS (Computerized Maintenance Management Systems)
Understanding of energy efficiency and sustainability practices
4. Qualifications & Experience
Education
: B.E./B.Tech Electrical Engineering
Experience
: 7-10 years in MEP maintenance with at least 3 years in a managerial/supervisory role
Certifications (preferred)
: Electrical License, Fire Safety Training, HVAC Technician Certificate, etc.
5. Working Conditions
On-site role, may involve rotating shifts or on-call duty for emergencies
Moderate physical activity and mobility across large facilities
May require coordination across multiple campuses/buildings
