MEP Engineer - Roles & Responsibilities in Real Estate
1. Project Planning & Design
Develop MEP designs for
residential towers, commercial buildings, villas, and township projects
.
Ensure MEP layouts fit architectural plans without affecting
carpet area, facade, or amenities
.
Plan energy-efficient systems to reduce operational cost for clients & residents (HVAC, lighting, pumps).
Ensure compliance with
RERA, NBC, local municipal requirements, and fire department norms
.
2. Coordination with Architects & Interior Teams
Ensure MEP services are integrated smoothly with
architectural layouts, false ceilings, shafts, utility rooms, and interior finishes
.
Coordinate with civil/structural teams to avoid conflicts in
MEP shafts, risers, and electrical rooms
.
Support architects during
floor plan freezing, sample flat works, and model apartment MEP setup
.
3. Site Execution / Construction Management
Supervise installation of:
Electrical wiring, panels, transformers, DG sets
HVAC systems (VRF, split AC, ventilation)
Plumbing, STP, WTP, pumping systems
Firefighting systems (hydrants, sprinklers, alarms)
Lift systems & common building services
Ensure work matches approved drawings and quality standards.
Check contractor workmanship and raise NCRs if needed.
Monitor utility connections:
water, sewage, electrical, gas supply
.
4. Vendor & Contractor Management
Evaluate MEP contractors and vendors.
Compare technical quotations and support procurement decisions.
Approve shop drawings and material submittals.
Ensure contractors meet
project timelines and technical specifications
.
5. Cost Control & Budgeting
Prepare cost estimates, BOQ, and material quantities.
Track project costs and prevent budget overruns.
Recommend cost-effective materials & alternative solutions without quality compromise.
6. Testing, Commissioning & Handover
Oversee:
Electrical load testing
Plumbing pressure tests
Fire-fighting system commissioning
HVAC balancing
Lift and escalator testing
Prepare
as-built drawings
, O&M manuals, and handover documents for society/association.
7. Maintenance Planning (Post-Construction)
Support facility management teams with:
AMC planning
Snag rectification
Utility optimization
Conduct training for building maintenance staff.
8. Compliance, Documentation & Approvals
Ensure MEP designs comply with:
Municipal building rules
Fire NOC requirements
CEIG approvals (electrical)
Pollution board norms (STP/WTP)
Maintain documentation for audits, approvals, and certifications.
Job Type: Full-time
