Job Overview

We are seeking a seasoned

Marketing Manager - Real Estate

to lead the

marketing, demand generation, and deal closure

for an

ultra-premium gated community

, comprising high-luxury villas and condominiums.

This role demands a

front-facing, client-engaged professional

who can

personally handle high-value prospects

, conduct

detailed on-site project walkthroughs

, and

articulate the vision, planning, lifestyle offerings, and long-term value

of the development. The candidate must be capable of

taking prospective buyers to site, presenting the entire township in person

, and converting interest into confirmed bookings.

The position carries

revenue ownership

, close coordination with promoters and sales teams, and responsibility for

positioning, branding, and conversion of ultra-luxury inventory

.

Job ResponsibilitiesStrategic Marketing & Project Positioning

Define and execute the

end-to-end marketing strategy

for ultra-luxury villas and condominiums within a large-format gated community Establish clear

project positioning, buyer personas, value propositions, and pricing narratives

for premium and ultra-premium segments Build and maintain a

luxury brand identity

across digital, print, experiential, and on-ground touchpoints
On-Site Sales Engagement & Project Walkthroughs

Personally

host and conduct site visits

for prospective buyers, investors, NRIs, and HNIs Deliver

comprehensive in-person project presentations

, covering: Master planning and zoning Unit configurations and specifications Amenities, clubhouse, landscaping, and infrastructure Access roads, connectivity, and future development potential Coordinate

site visit logistics

, model units, experience zones, and presentation materials Address buyer queries related to

planning, approvals, timelines, and value appreciation

Drive

negotiations, booking discussions, and closures

post site visits
Demand Generation & Lead Conversion

Plan and execute

digital, offline, and experiential marketing campaigns

to generate high-quality leads Manage lead flow through

CRM systems

, ensuring conversion from inquiry to site visit to booking Work closely with the

sales team to improve site-visit-to-booking conversion ratios

Track and optimize lead quality, funnel performance, and closure timelines
Channel Partner & Stakeholder Management

Develop and manage

channel partner (CP) and broker networks

for luxury real estate Conduct CP briefings, site walkthroughs, and incentive alignment programs Coordinate with

legal, finance, CRM, and customer relations teams

to ensure smooth transaction closures
Campaign Execution, Events & Analytics

Plan and execute

project launches, private previews, luxury showcases, and investor events

Oversee creation of

sales collaterals, brochures, pitch decks, walkthrough videos, and digital assets

Monitor

campaign ROI, customer acquisition cost (CAC), booking velocity, and revenue metrics

Provide market intelligence through

competitive benchmarking and pricing analysis


Qualifications & Experience

Bachelor's or Master's degree in

Marketing, Business Administration, Real Estate, or a related discipline

8-15 years

of experience in

real estate marketing and sales

, preferably in

premium or ultra-luxury residential projects

Proven experience

conducting site visits, master-plan walkthroughs, and in-person project presentations

Strong track record of

closing high-value residential transactions

Exposure to marketing and selling to

HNIs, UHNIs, NRIs, CXOs, and investor segments

Deep understanding of

real estate sales cycles, RERA norms, CRM tools, and channel partner ecosystems

Excellent communication, presentation, and negotiation skills High level of

on-ground involvement, ownership mindset, and revenue orientation


Job Type: Full-time

Pay: ₹40,000.00 - ₹60,000.00 per month

Work Location: In person
