To oversee and manage real estate assets, acquisitions, development projects, sales, rentals, and property maintenance with the goal of maximizing returns and operational efficiency.
Core Responsibilities
1.
Property Acquisition & Disposition
Identify and evaluate potential real estate opportunities.
Conduct due diligence (legal, technical, market).
Negotiate land or property purchases and sale agreements.
Liaise with brokers, landowners, and legal teams.

Project Development Oversight
Coordinate with architects, engineers, and consultants for plan approvals.
Ensure compliance with zoning, RERA, environmental, and municipal regulations.
Track project milestones, timelines, and budgets.
Manage approvals from authorities (DTCP, CMDA, RERA, etc.).
3.
Sales & Marketing Coordination
Work with marketing team to define strategy, pricing, and campaigns.
Set sales targets and monitor performance.
Engage with channel partners, real estate agents, and digital platforms.
Oversee CRM tools and customer data.
4.
Leasing & Rentals
Develop rental strategies and pricing for commercial or residential spaces.
Negotiate lease agreements and renewals.
Ensure timely collection of rent and tenant satisfaction.
5.
Asset & Property Management
Monitor property upkeep, maintenance contracts, security, and facility services.
Oversee AMC contracts, vendor payments, and quality checks.
Ensure tenant satisfaction and retention.
6.
Financial Planning & Reporting
Prepare budgets for acquisitions, development, and operations.
Track ROI, cost-to-revenue, and capital utilization.
Present monthly MIS reports and financial updates to senior management.
7.
Team & Vendor Management
Lead a team of site engineers, admin staff, and sales executives.
Appoint and manage vendors (civil, legal, liaison, facility).
Define KPIs and track vendor performance.
8.
Legal & Documentation
Oversee all real estate documentation including sale deeds, MoUs, JDA/JV, lease agreements.
Coordinate with legal counsel for land title verification and contract drafting.
Ensure regulatory compliance and documentation safety.
9.
Technology & Systems
Utilize ERP or CRM systems (e.g., Odoo, Zoho, Salesforce) for workflow.
Ensure digital records of documents, leads, and site progress.
10.
Stakeholder Communication
Act as a point of contact for investors, clients, developers, and authorities.
Conduct regular reviews with directors and project owners.
Handle escalations and client feedback professionally.
Required Skills & Competencies
Strong negotiation and interpersonal skills.
Knowledge of real estate laws, municipal processes, and finance.
Project management and budgeting experience.
Familiarity with real estate CRM/ERP systems.
Analytical and strategic thinking.
