Role Overview
We are seeking a highly skilled and detail-oriented
Manager - Quantity Surveying (QS)
to oversee all cost estimation, budgeting, commercial management, and contractual aspects of our interior fit-out projects. The ideal candidate will have strong technical and analytical capabilities, with proven experience in managing cost control and value engineering in
Corporate Interior Fit-outs or Workplace Design & Build (D & B) projects
.
The incumbent will be responsible for ensuring the overall profitability of the project. His KRA shall be vendor management, negotiation, preparing Landing cost for each project, and coordinating with internal stakeholders, ensuring a robust pipeline of suppliers, vendors, and agencies for Design and Build services. And ensuring Billing and coordination for project delivery and closure.
Key Responsibilities
1. Estimation & Cost Planning
Prepare & review BOQs (Bill of Quantities) and cost estimates based on GFC design drawings and site conditions.
Conduct rate analysis and cost benchmarking across interior fit-out elements (civil, electrical, HVAC, furniture, etc.).
Conduct site audits to verify quantities and validate contractor claims.
Monitor project budgets and ensure control on potential deviations cost overruns.
Prepare budgetary estimates and cost comparisons during design development and tendering stages.
Support design and project teams in achieving value engineering without compromising on quality.
2. Tendering & Procurement
Invite quotations, and evaluate bids from vendors/subcontractors.
Prepare comparative statements, negotiate rates, and recommend final selections.
Support procurement in finalizing work orders and contracts in line with project budgets.
Evaluate technical and commercial feasibility of materials and vendors.
3. Contracts & Commercial Management
Draft and manage subcontract agreements, ensuring compliance with company policies.
Handle variations, change orders, and claims efficiently.
Ensure all commercial documentation and records are properly maintained.
Monitor cash flow projections, payment certifications, and client billing.
4. Project Cost Control & Reporting
Track project budgets, cost deviations, and forecasts on a regular basis.
Analyse material consumption, wastage, and productivity data for cost efficiency.
Prepare MIS reports, cost summaries, and profitability statements for management.
5. Coordination & Collaboration
Collaborate closely with Design, Project Management, Procurement, and Site teams.
Liaise with clients, consultants, and vendors for commercial clarifications and approvals.
Provide strategic input for cost planning during pre-sales and project acquisition stages.
Qualifications & Experience
Bachelor's Degree / Diploma in Civil Engineering, Quantity Surveying, Architecture or Construction Management.
Minimum 5 - 7 years of experience in Quantity Surveying within Office Interiors / Fitout Projects / D&B firms.
Strong knowledge of construction materials, interior finishes, services integration, and market rates.
Hands-on exposure to mid-scale and large-scale corporate office projects is highly preferred
Key Skills & Competencies
Strong knowledge of interior fit-out project execution & workflow.
Expertise in cost estimation, rate analysis, and vendor billing procedures.
Familiarity with technical specifications and costing of: - a) Custom Joinery: Modular and fixed carpentry works (cabinets, partitions, paneling, conference tables, storage units, etc.) b) Finishes: Veneers, laminates, PU polish, metal coatings, fabric panels, wallpapers, glass treatments, flooring types, ceiling details, etc. c) MEP systems.
Excellent analytical, commercial acumen, vendor management & negotiation skills with a solid network of contractors and suppliers in Ahmedabad and surrounding areas.
Ability to multitask and coordinate across design, site, procurement, and finance teams, along with ability to handle multiple projects and meet deadlines in a fast- paced environment.
Proficient in MS Excel, AutoCAD, MS Project, and ERP or cost estimation software (e.g., Candy, CostX, or similar).
Fluency in Hindi and English; knowledge of the local language, Gujarati or Marathi, is a plus.
