Role Intent
A hands-on, revenue-owning sales role responsible for leasing and monetising approved office infrastructure and contract/managed services. This is a hunter role with a clear focus on lead generation, negotiations, and closures.
Role Overview
We are seeking a sales-driven mid-management professional to generate revenue by leasing office floors/seats and selling contract or managed services from our approved premises.
The role carries direct P&L responsibility for revenue generation, occupancy, and deal closures across leasing and service contracts.
Key Responsibilities
Commercial Leasing & Space Monetisation
Lease full floors, partial floors, and per-seat capacity
Target client segments:
+ Global Capability Centers (GCCs) & Captive Centers
+ IT / ITES companies
+ BPOs / KPOs
+ Startups and mid-sized enterprises
Own the end-to-end sales cycle:
+ Lead generation and prospecting
+ Client meetings, site visits, and presentations
+ Commercial negotiations
+ Contract structuring and deal closures
2. Pipeline, Deal & Database Management
Build, maintain, and forecast a robust sales pipeline
Maintain a structured and up-to-date database of:
+ Prospective and active clients
+ Channel partners and brokers
+ Leads, site visits, proposals, negotiations, and closures
Track deal stages, conversion ratios, and sales cycle timelines
Prepare proposals, pricing models, and commercial documentation
Coordinate with internal operations, delivery, legal, and compliance teams for feasibility
Ensure smooth deal closure, documentation, and handover for execution
3. Market & Channel Development
Develop and manage relationships with:
+ Commercial real estate brokers
+ Consultants and advisory firms
+ Startup, GCC, and enterprise ecosystem stakeholders
Track market trends, competitor pricing, and demand dynamics
Identify new monetisation opportunities within the asset ecosystem
Candidate Profile
Experience
Minimum graduate degree required (Real Estate / Business / Commerce preferred)
MBA preferred
7-12 years of experience in B2B sales
Exposure to one or more of the following:
+ Commercial leasing / office space sales
+ IT / ITES / BPO services sales
+ Contract staffing or managed services sales
Skills & Competencies
Strong negotiation and deal-closing capability
Enterprise and mid-market client handling
Solid commercial acumen (leases, contracts, pricing models)
Strong understanding of SEZ licensing norms and compliance
Good knowledge of legal aspects of commercial leasing and SEZ regulations
