SECTION III: PURPOSE OF THE ROLE
The position will work as a critical resource within BD team to support in making Investment Proposal for new projects being evaluated by the team and support the due diligence.
SECTION IV: KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE
Front lining the business development efforts by building the pipeline
xc2xb7 Identify opportunities for Real estate development through Strategic alliance, acquisition
or other market opportunities in Mumbai Metropolitan Region and review the opportunity
in accordance with company's overall business strategy.
Deal Making & Closure:
xc2xb7 Prospecting, structure deals, including valuation and negotiation, troubleshoot problems;
ensure legal agreements mirror the commercials; coordinate with concerned teams; perform
due diligence, achieve quarterly and Annual Deal Targets.
xc2xb7 Prepare detailed opportunity assessment reports, project financials, terms sheets, Joint
development agreement frameworks, key evaluation matrices and presentations for decision
making by senior management
Relationship management:
xc2xb7 Develop network/ relationship with IPCs, key brokerage firms, land matter related authorities
for lead generation.
xc2xb7 Initial Opportunity assessment for project filtering.
xc2xb7 Working with Internal teams (finance, legal, liaison, PMO) to mature the project from lead
stage to term sheet stage to final development agreement.
Industry & Market Intelligence:
xc2xb7 Keep abreast with developments of the sector and create opportunities from innovative
sources- Should be aware of market dynamics and analyze and assess opportunities & threats
arising out of change in regulations/sectoral development
xc2xb7 Provide periodic insights and updates triggered through market intelligence effort to improve
business development planning and decision making
SECTION V: KEY RESULT AREAS

Land sourcing/identification, Generating leads by networking with International Property Consultants (IPC), financial institutions, brokers, relationship with corporate houses, other land aggregators, promoters, tracking opportunities in newspapers , Meeting with land owners to understand expectations and profile, Filters/shortlists leads and recommend for offers as per company defined criteria and business requirements, Conducting site visits 20%
Deal Pitching, Structuring, Negotiation & Closing for the proposals depending on the scale, location & asset class of project, Feasibility studies & evaluating JDA and JV models, Conducting preliminary due diligence for the lead -zoning, access, location, Project site visits, Coordinating with Design and Sales team for inputs on product mix, pricing, costs, Land owner meeting and complete presentation of proposal with due diligence, Project topline and project profitability, Presentation to higher management 15%
Increasing the strong network with International Property Consultants (IPC), financial institutions, brokers, Corporate houses, other land aggregators, promoters, Motivating the new land brokers offer new deals exclusively for the Raymond, Maintaining very cordial & healthy relationship brokers 10%
Preparing the business case proposal for new opportunity covering areas like, pricing, Sales velocities, ticket size, risk assessment, profitability, investment, Market understanding & analysis w.r.t pricing, supply-demand trends & project analysis, Product differentiating by thorough market analysis i.e., Loading factor, Carpet Area and pricing break up parameters, Product recommendations by thorough market deep stick & analysis 20%
"Understanding of rules and regulations governing the land deals/projects from DCPR 2034 under scheme 30, 33(5), 33(7), 33(7A), 33(7B), 33(9), 33(10), 33(11), 33(18) and 33(19)
Understanding various rules apply along the scheme and area calculation, Clubbing the various scheme and effects on profitability
Details analysis of area statement, Zoning, land type, applicable authority for approvals and FSI potential, Applicable rules for approvals (NOC from AAI, HRC or Mhada), Premium calculation as per Scheme" 15%
Creation of templates for various scheme for quick analysis, detailed calculation of premiums and approvals cost as per the scheme, Costing assumptions as per the company ploicy, Linking various tables of DCPR 2034 with area calculation, cash flow preparation as per scheme and assumption given by the Higher management, Generating the project summary table of the Revenue, Costing and Profit 20%

PMC & MHADA
xc2xb7 The ability to handle pressure and meet deadlines
xc2xb7 Skill in prioritizing and triaging obligations
xc2xb7 Attention to detail, commercially orientated
xc2xb7 Excellent time management, organization and presentation skills.
Experience required(What someone NEEDS TO HAVE DONE) 10-12years of experience is required.
xc2xb7 Experience within Residential Real Estate is the top priority joint development/land deal
negotiations and existing network of contacts
xc2xb7 Degree qualification
xc2xb7 Market research experience
xc2xb7 Creative talents, innovative self- starter and the ability to negotiate and solve tough problems
xc2xb7 Relevant sector experience Residential/Commercial property, Mumbai Metropolitan Region.
