Oversees all maintenance operations for assigned residential or commercial properties, ensuring facilities are in excellent condition, safe, and appealing, supporting property value and tenant satisfaction through efficient team leadership, preventative care, and timely repairs.
Key Responsibilities:
Work Order Management:
Prioritize, assign, and monitor the completion of resident service requests (plumbing, electrical, HVAC, carpentry) within set timeframes.
Preventative Maintenance:
Develop and execute preventative maintenance programs for buildings, grounds, and equipment to extend asset life.
Property Upkeep:
Inspect grounds and buildings daily; manage unit turnovers (make-ready process); oversee seasonal tasks (landscaping, snow removal).
Budget & Inventory:
Monitor maintenance budgets, track expenses, manage stock of supplies and tools, and assist in obtaining vendor bids.
Safety & Compliance:
Ensure adherence to company policies, OSHA, and local building codes; lead safety inspections and maintain required logs (MSDS/SOPs).
Vendor Management:
Coordinate and supervise third-party contractors and vendors for larger projects.
Reporting:
Provide daily/weekly updates to Property Manager; identify major issues and recommend solutions to management.
Hands-on Work:
Perform skilled repairs and maintenance tasks as needed (approx. 60-70% of time), including light electrical, plumbing, carpentry, and appliance repairs.
Qualifications:
Proven experience in property maintenance, facility management, or a related field.
Strong leadership, organizational, and problem-solving skills.
Knowledge of building systems, maintenance best practices, and safety regulations.
Excellent communication and customer service skills.
