The Maintenance Officer is responsible for overseeing the technical operations, maintenance, and overall upkeep of a commercial building's infrastructure. The role involves managing maintenance teams, coordinating with contractors and vendors, ensuring compliance with safety and statutory requirements, and maintaining efficient building operations to provide a safe, functional, and comfortable environment for occupants and visitors.
Key Responsibilities:
Maintenance Management:
Oversee maintenance and operation of HVAC, electrical, plumbing, BMS, fire safety, civil, and other building systems.
Develop, implement, and monitor preventive and corrective maintenance schedules.
Ensure timely response and resolution of building system issues and emergencies.
Coordinate with external contractors and service providers for repairs, servicing, and upgrades.
Team Leadership:
Lead, supervise, and mentor the maintenance team.
Plan duty rosters and assign daily maintenance tasks.
Conduct performance evaluations and provide regular feedback and training.
Safety and Compliance:
Ensure all building systems comply with local, state, and central regulations.
Conduct routine safety inspections and address identified risks or hazards.
Maintain accurate records of inspections, maintenance activities, certifications, and repairs.
Energy Management:
Monitor energy consumption and optimize system efficiency.
Implement energy-saving initiatives and sustainability measures.
Track, analyze, and report energy usage and cost savings.
Budget and Cost Management:
Prepare and manage the maintenance and utilities budget.
Monitor expenses and approve maintenance-related expenditures.
Identify cost-saving opportunities without compromising safety or quality.
Project Management:
Plan and oversee capital improvement and renovation projects.
Coordinate with architects, engineers, consultants, and contractors.
Ensure projects are delivered on time, within budget, and as per specifications.
Vendor Management:
Identify, appoint, and manage vendors and service providers.
Negotiate service contracts and monitor vendor performance.
Ensure timely delivery of services, materials, and spare parts.
Qualifications:
Bachelor's Degree in
Electrical Engineering or Mechanical Engineering
, Facilities Management, or a related technical discipline (preferred).
Professional Experience:
Minimum
8-10 years
of experience in facilities management, building maintenance, or a similar technical role.
Experience in managing commercial buildings, campuses, or large facilities will be an advantage.
