Job Summary
We are looking for a seasoned
Legal Manager
to oversee and manage all legal aspects of our land acquisition, development, and customer-facing documentation. The ideal candidate will bring deep expertise in real estate, land due diligence, RERA, title verification, and drafting clear, commercially sound contracts.
Key Responsibilities
1. Land Acquisition, Due Diligence & Title Verification
Conduct thorough title due diligence for land parcels, including 30-year title trace, parent document scrutiny, mutation, RTC, EC, khata and land conversion status.
Identify legal risks, ownership gaps, or encumbrances and advise on mitigation strategies.
Coordinate with local advocates, taluk offices, sub-registrars, and landowners.
Maintain structured land data rooms and title audit trails.
2. Contract Drafting & Vetting
Draft, vet, and negotiate:
Sale Agreements, Absolute Sale Deeds, Allotment Letters
Joint Development Agreements (JDA), General & Special Power of Attorneys
Lease Deeds, MOUs, Consultancy Agreements
Construction Agreements, Vendor Agreements, Architect/Design Contracts
Ensure contracts are enforceable, commercially viable, and compliant with applicable laws.
3. Litigation Management
Handle disputes relating to land, customers, or vendors, including managing notices, responses, and coordinating with external counsel.
Maintain updated legal records and status reports on all litigations.
4. Legal Risk Management & Internal Governance
Create templates and checklists for legal compliance.
Maintain MIS on legal matters, litigation, contract closures, and RERA timelines.
Support internal decision-making with legal opinions and documentation strategies.
Advise management on risk mitigation, compliance frameworks, and legal strategy.
Review and suggest legal processes to safeguard company interests in transactions and partnerships.
5. Regulatory Compliance
Ensure compliance with RERA, BBMP, BDA, KAOA/KOFA, KLR Act, and other local real estate regulations.
Building sanction/approval laws and environmental norms.
Liaise with registration authorities for property registration, stamp duty, and documentation.
Liaise with regulatory authorities for mutation, land conversion, RERA filings, and registration of sale deeds.
Monitor timelines for renewal of approvals, licenses, and permissions.
6. Customer Documentation & Legal Support
Oversee end-to-end legal documentation for villa buyers.
Draft and vet buyer-specific Sale Deeds, Construction Agreements, and Payment Schedules.
Address customer queries on legal title, RERA filings, or documentation.
Assist CRM and sales teams in structuring customer deliverables within a legal framework.
