Job Purpose
We are looking for an experienced Legal Manager / Legal Head to independently lead and manage all legal due diligence, documentation, and compliance activities for our real estate operations. The role will be responsible for ensuring that all land acquisitions and transactions are legally sound through thorough in-house title scrutiny, risk assessment, and documentation, while coordinating with external panel advocates for validation and litigation matters.
Key Responsibilities
Conduct comprehensive
in-house title scrutiny and legal due diligence
, including ownership chain verification, encumbrance checks, and risk assessment for proposed and ongoing land acquisitions.
Prepare clear internal legal opinions and ensure timely closure of title-related matters.
Draft, vet, and standardize legal documents such as
MOUs, Land Purchase Agreements, Sale Deeds, Notices, and related property documents
.
Coordinate closely with the
Business Development team
to obtain missing or additional ownership and statutory documents from landowners and government authorities.
Liaise with
panel advocates
by sharing internally vetted files for external legal opinions and ensuring timely receipt of final reports.
Handle and resolve
customer/purchaser advocate queries
in coordination with the CRM team to facilitate smooth transactions.
Coordinate with external counsels on
litigation matters
, including briefing advocates, preparing hearing notes, tracking case progress, and maintaining court case MIS.
Maintain accurate
legal MIS and reporting
, providing weekly updates and consolidated monthly reports to the management.
Ensure compliance with applicable laws including
real estate laws, RERA, land acquisition laws, stamp duty, and registration regulations
.
Desired Skills & Qualifications
LLB (LLM preferred) with strong experience in
real estate and property law
.
Proven expertise in title due diligence, documentation, and coordination with government offices and advocates.
Strong analytical, drafting, communication, and stakeholder management skills.
High attention to detail, integrity, and ability to work independently.
Experience
7-12 years of relevant experience in real estate legal functions (developer or law firm background preferred).
