The Legal Associate, Real Estate, will be responsible for providing comprehensive legal support for all property-related matters, including transactional documentation, due diligence, and regulatory compliance. The successful candidate will work closely with internal teams (e.g., acquisitions, finance, and project management) and external counsel to facilitate smooth real estate operations.
Key Responsibilities
1. Transactional and Documentation Support
Draft, review, and negotiate
a wide range of real estate documents, including:
Purchase and Sale Agreements (Agreements to Sell, Conveyance Deeds).
Lease and License Agreements (for commercial and residential properties).
Development Agreements, Joint Venture Agreements, and Power of Attorneys (POAs).
Mortgage and Financing documents.
Manage and organize all legal documentation for property transactions, ensuring accuracy and completeness.
2. Due Diligence and Compliance
Conduct meticulous
legal due diligence
on target properties, including:
Title verification and search for encumbrances (liens, mortgages, etc.).
Reviewing revenue records, land records, and local authority approvals.
Ensure
regulatory compliance
with all relevant laws, such as:
RERA
(Real Estate (Regulation and Development) Act).
Local zoning, land-use, and municipal laws.
Environmental and property tax regulations.
Assist in obtaining necessary government and regulatory
permissions and approvals
for real estate projects.
3. Advisory and Litigation Support
Conduct
legal research
on statutes, regulations, and case law pertaining to real estate matters.
Provide timely and accurate
legal advice
to internal stakeholders on property management, development, and transactional risks.
Assist in managing property
disputes and litigation
by liaising with external lawyers, preparing case materials, and organizing evidence.
Required Qualifications & Skills
Category Requirement
Education Bachelor of Laws (LL.B.)
degree from an accredited institution.
Experience
1-3 years of experience specializing in
Real Estate Law
, ideally gained in a law firm or a corporate in-house legal department.
Legal Skills Strong Contract Drafting and Review
skills. Proven ability to conduct detailed
Due Diligence
and Title Search. In-depth knowledge of
local and national Real Estate Laws
(including RERA, Transfer of Property Act, etc.).
Soft Skills Exceptional Analytical and Problem-Solving
abilities.
Excellent Written and Verbal Communication
skills for client/stakeholder interaction.
Detail-Oriented
with high attention to accuracy.
