Independently draft and vet various property-related legal instruments, including:
Conveyance Deeds
Agreement to Sale & Sale Deeds
Gift, Transfer & Release Deeds
Rectification Deeds
General & Special Powers of Attorney
Ensure all documents are accurate, compliant with statutory laws, and risk-mitigated.
2. Title Search & Due Diligence
Analyze land and revenue records to determine title clarity.
Conduct comprehensive due diligence and prepare:
Title Reports
Property Search Reports
Legal Opinions and Due Diligence Notes
Identify encumbrances, risks, and suggest appropriate legal remedies.
3. Mortgage & Loan Documentation
Draft and review mortgage-related documents, including:
Intimation of Mortgage (IOM)
Memoranda of Deposit of Title Deeds (MODT)
Liaise with banks, NBFCs, and authorities to complete loan security documentation.
4. Government Liaison & Compliance
Represent clients before:
Sub-Registrar's Office
Revenue & Land Records Departments
Local Municipal Authorities (for mutation, tax clearances, NOCs)
Prepare and manage:
Stamping and registration documents
Mutation, land conversion, and municipal tax filings
Payment of applicable government fees and collection of acknowledgements
5. Legal Research & Advisory
Provide legal opinions on:
Transfer of Property Act
Indian Registration Act
Indian Stamp Act
RERA
Local zoning and development regulations
Draft legal notes, case summaries, and client advisories.
6. Documentation & Client Communication
Maintain detailed case files, document trackers, and compliance checklists.
Draft client communications, legal notices, and case updates.
Ensure timely, professional, and organized delivery of legal services.
Eligibility Criteria
LL.B. (3-year or 5-year) from a recognized law school.
Must be enrolled with a State Bar Council in India.
1-3 years of experience in real estate law, conveyancing, or property due diligence.
Proficient in property documentation and title verification.
Working knowledge of registration processes, land laws, and mortgage documentation.
Strong legal research, drafting, communication, and coordination skills.
Proficiency in English and relevant local language (for jurisdictional matters).
