Key Responsibilities

Leasing Operations Develop and execute comprehensive leasing strategies aligned with property positioning and market conditions. Conduct property tours, prepare detailed proposals, and negotiate lease terms including rent, tenant improvement allowances, and occupancy dates. Maintain current market knowledge of competitor properties, rental rates, and tenant mix trends to inform pricing and positioning decisions.

Tenant Relations and Retention Build and maintain strong relationships with existing tenants, national retailers, regional chains, and local businesses. Coordinate lease renewals and expansions, addressing tenant concerns proactively to maximize retention rates. Serve as primary liaison between tenants and property management for leasing-related matters.

Market Analysis and Strategy Conduct regular market surveys and competitive analysis to identify opportunities and threats. Analyze demographic data, traffic patterns, and retail trends to attract appropriate tenant mix. Collaborate with marketing teams to develop property marketing materials and leasing campaigns.

Administrative and Financial Management Prepare detailed lease abstracts, maintain accurate tenant files, and ensure compliance with all lease terms and legal requirements. Track leasing metrics including occupancy rates, rental income, and pipeline activity. Coordinate with legal counsel on lease documentation and assist in due diligence for property transactions.

Qualifications Bachelor's degree in business, marketing, real estate, or related field preferred. Minimum 3-5 years commercial leasing experience, preferably in retail or shopping center environments. Strong knowledge of retail real estate market dynamics, lease structures, and industry terminology.

Skills and Competencies Excellent negotiation, communication, and presentation abilities. Proficiency in property management software, CRM systems, and Microsoft Office Suite. Valid driver's license and ability to travel to multiple properties as needed. Real estate license preferred but not required depending on state regulations.
