Job Description

Job Summary:



The

BIM Modeler

will be responsible for the creation, development, and maintenance of accurate, discipline-specific Building Information Models (BIM) for the company's real estate projects in Ahmedabad. This role is highly technical and focused on translating 2D design intent (drawings, specifications) into a coordinated 3D model, ensuring data accuracy and compliance with project BIM standards.

Key Responsibilities:



Model Production & Development:

Create detailed 3D models for either

Architectural

or

Structural

elements (walls, slabs, columns, beams, facades, etc.) using

Autodesk Revit

based on design drawings and project specifications. Ensure the model geometry is precise and reflects the latest design intent at the required

Level of Detail (LOD)

.

Documentation & Extraction:

Generate high-quality 2D outputs directly from the 3D model, including

plans, sections, elevations, and detailed shop drawings

for construction use. Extract accurate

Quantity Take-Offs (QTO)

and schedules from the model (e.g., material quantities, door/window schedules) to support the Quantity Surveying (QS) and Procurement teams.

Coordination & Clash Detection (Basic):

Collaborate with other discipline modelers (MEP, Structural, Architectural) to ensure model integration. Load and review federated models in

Navisworks

to assist the BIM Coordinator in identifying and reporting simple geometrical clashes. Update models based on feedback, clash reports, and

Requests for Information (RFI)

responses.

Standards & Compliance:

Adhere strictly to the project's

BIM Execution Plan (BEP)

, ensuring correct file naming, work-sharing standards, and coordinate system setup. Maintain and develop standard

Revit families

and content libraries to increase modeling efficiency.

Support & Quality Control:

Assist the site and technical teams by providing 3D views, sectional details, and any required information derived from the model. Perform internal

Quality Checks (QC)

on the model before release to ensure data integrity and adherence to standards.

Required Qualifications & Skills:



Education:

Diploma or Bachelor's Degree in

Civil Engineering, Architecture, or a related field.

Experience:

[Insert 3] to [Insert 7] years of dedicated experience as a BIM Modeler in the

Building Construction

sector.

Technical Expertise (Hard Skills):

Mastery of Autodesk Revit

is mandatory (specific to Architectural or Structural discipline). Proficiency in reading and interpreting 2D CAD drawings and construction specifications. Basic to intermediate knowledge of

Navisworks Manage

for model reviewing. Understanding of construction methods and industry codes.

Soft Skills:

Strong

attention to detail and precision

in modeling work. Ability to work independently and as part of a multi-disciplinary team. Effective verbal and written communication skills.
