Job Description

The Hospital Maintenance Manager is responsible for overseeing the maintenance, safety, and efficient functioning of all hospital facilities, equipment, and infrastructure. This role ensures that all hospital systems operate smoothly, comply with statutory standards, and support uninterrupted patient care services. The candidate should have thorough knowledge of hospital facility operations and maintenance requirements.

Key Responsibilities1. Facility & Infrastructure Management



Ensure efficient functioning of all hospital buildings, departments, and facility areas. Oversee maintenance of electrical, mechanical, plumbing (MEP), HVAC, medical gas pipeline systems (MGPS), and biomedical equipment support. Monitor routine inspections, preventive maintenance schedules, and timely corrective actions. Ensure uninterrupted supply of power, water, and utilities.

2. Equipment Maintenance



Ensure all critical hospital equipment (lifts, generators, AC units, fire pumps, RO plant, boilers, STP, WTP, etc.) are maintained as per standards. Coordinate with vendors and service providers for AMC/CMC (Annual/Comprehensive Maintenance Contracts). Maintain complete logs of equipment performance, service history, and downtime.

3. Safety & Compliance



Ensure the hospital complies with NABH, ISO, Fire & Safety, Electrical Safety, and Biomedical regulations. Conduct regular facility safety audits (fire extinguishers, alarms, emergency exits, signage, lighting). Oversee waste management systems including BMW, sewage, and hazardous waste handling. Maintain statutory documentation like calibration certificates, lift licenses, electrical approvals, and building safety certifications.

4. Team Management



Lead and supervise maintenance technicians, electricians, plumbers, carpenters, housekeeping support, and outsourced technical teams. Create duty rosters and manage deployment based on hospital needs. Provide training on safety procedures and equipment handling.

5. Vendor & Contractor Coordination



Handle AMC service providers, contractors, and suppliers. Review quotations, negotiate contracts, and ensure timely execution of work orders. Inspect completed work for quality assurance.

6. Preventive Maintenance & Upgrades



Prepare and implement preventive and predictive maintenance plans. Identify facility improvement needs and propose upgrades or renovations. Coordinate shutdown maintenance with minimum disruption to patient services.

7. Budgeting & Inventory Management



Prepare annual maintenance budgets. Maintain inventory of tools, spares, consumables, and critical equipment. Ensure cost-effective management without compromising safety and quality.

8. Emergency Response



Handle facility emergencies such as power failures, water leakage, equipment breakdown, fire alarms, and safety incidents. Ensure rapid response teams are trained and available at all times.

Required Qualifications



Bachelor's Degree/Diploma in Mechanical/Electrical Engineering or Facility Management. 5-10 years of experience in hospital maintenance or large facility management. Strong knowledge of hospital utilities, critical equipment, and engineering systems. Familiarity with NABH standards, safety protocols, and statutory compliance norms.
