1. Role Objective
To lead and oversee the end-to-end execution of all real estate development projects across the company--from land handover to delivery--ensuring timely, cost-effective, and high-quality project delivery aligned with organizational goals. The role demands strategic vision, cross-functional leadership, technical excellence, and execution discipline.
Own complete project lifecycle: planning design approvals procurement execution handover.
Develop a master execution strategy, aligning business, legal, financial, and technical components.
Act as single-point accountability for all project outcomes (time, cost, quality, compliance, safety).
Translate business plans into detailed, achievable project execution roadmaps.
B. Team Management & Inter-Departmental Coordination
Build, lead, and mentor internal teams (planning, engineering, QS, contracts, quality, safety, MEP).
Coordinate with design, legal, sales, finance, marketing, and land departments for seamless integration.
Lead project review meetings and steer internal/external stakeholders toward solutions.
C. Project Planning, Budgeting & Scheduling
Review and approve all project budgets, BOQs, cash flow plans, and resource schedules.
Ensure project execution aligns with approved DPRs (Detailed Project Reports) and business goals.
Ensure procurement and contracting strategies are optimized for cost, quality, and time.
D. Execution Oversight
Monitor day-to-day progress, resolve site bottlenecks, and ensure milestone achievement.
Validate construction quality, timelines, billing certifications, and safety compliance.
Approve key project decisions: contractor selection, variation orders, milestone payments, escalations.
E. Approvals & Statutory Coordination
Oversee and track government approvals, NOCs, licenses (RERA, BBMP, AAI, Fire, EC, OC, etc.).
Ensure compliance with statutory regulations and coordinate with liasoning/legal teams.
F. Risk & Issue Management
Identify potential delays, cost overruns, or legal/regulatory risks early.
Devise contingency and mitigation plans and escalate critical issues to leadership with recommendations.
Own dispute resolution with vendors, consultants, or stakeholders when needed.
G. Reporting & MIS
Drive weekly/monthly project dashboards and MIS reports to top management.
Report actuals vs planned across cost, timeline, quality, safety, and cash flow parameters.
Oversee documentation control, drawing approvals, and data centralization.
Ideal Candidate ProfileEducation
B.E./B.Tech - Civil Engineering (mandatory)
M.Tech / PMP / MBA in Project Management (preferred)
Experience
Minimum 15-20 years in project management, construction execution, and team leadership.
Proven experience in high-rise residential, plotted, villa, or mixed-use projects.
Previous experience with real estate developers or PMC firms is a must.
