About the role
As a General Manager Project Director, you will be responsible for overall profitability, construction milestones, customer management and NPS and quality of the project. The Project Director would be required to manage a cross-functional team and must be well-versed in the overall value chain in the Real Estate Industry (land acquisition to project delivery).
Key responsibilities * Profit and Loss ownership

  • Strategically manage assets to preserve and enhance project profitability and returns
  • Plan Annual Operating Plan (AOP) to ensure alignment with the business plan to achieve financial goals
  • Oversee day-to-day site operations, ensuring seamless execution
  • Deliver projects in line with the defined business plan, timelines and quality standards
  • Risk management
  • Flag and address risks impacting project returns during pre-construction and under-construction phases
  • Evaluate critical risks, propose actionable recommendations and provide mitigation plans to the management for informed decision-making
  • Team leadership
  • Define and communicate clear objectives aligned with the AOP for team members
  • Regularly review team deliverables, conduct performance evaluations and complete appraisals
  • Lead team-building and engagement initiatives to foster a collaborative and motivated workforce
  • Process adherence and improvement
  • Identify areas for improvement within work processes, recommend solutions and implement efficiency-enhancing measures
  • Adhere to company-defined guidelines, processes, and project timelines to maintain operational integrity
  • Proactively undertake initiatives to enhance productivity, streamline costs, and improve outcomes within the scope of work
Education:
  • Post-graduate degree from a premier B-school
  • Chartered Financial Accountant (CFA) or Chartered Financial Analyst (CFA) certification
Experience:
  • 8-12 years of proven experience in a similar role within the real estate industry
Skills:
  • Comprehensive understanding of critical decisions impacting P&L and cash flows; adept at navigating the intricacies of the real estate development business
  • Proficient in financial modelling and developing annual business plans; supports cross-functional alignment
  • Demonstrated experience in managing diverse teams effectively to drive results
  • Hands-on expertise in overseeing on-ground operations and site activities
  • Proven exposure to PCP (Project Control Processes) with a focus on timely and quality delivery
  • Skilled in enhancing customer satisfaction and managing end-to-end customer journeys
  • In-depth understanding of systems and processes that drive successful sales and marketing initiatives
  • Strong ability to assess, mitigate, and navigate business risks effectively
  • Sharp understanding of real estate markets, trends, and evolving customer needs
  • Highly adept at striking favourable deals and fostering strong partnerships
  • Ability to make critical decisions with a long-term business impact
  • Expertise in conflict resolution and addressing challenges with agility and poise
