The Facility Manager will be responsible for the overall management, operations, and maintenance of the multi-tenanted IT Park building. This role involves ensuring seamless facility services, tenant satisfaction, statutory compliance, and cost-effective operations while maintaining the highest standards of safety, security, and sustainability.
Key Responsibilities1. Operations & Maintenance
Oversee day-to-day functioning of housekeeping, engineering, security, landscaping, and waste management services.
Manage DG sets, lifts, fire safety systems, electrical systems, water supply, and STP/WTP operations.
Implement preventive and corrective maintenance schedules to reduce downtime.
2. Tenant Relations & Client Servicing
Act as the single point of contact (SPOC) for tenants for facility-related queries and concerns.
Conduct regular tenant meetings to review satisfaction levels and address issues.
Coordinate space handover, fit-out approvals, and ensure compliance with building policies.
3. Vendor & Contract Management
Manage service providers (housekeeping, security, MEP contractors, landscaping, pest control, etc.).
Negotiate and monitor Annual Maintenance Contracts (AMCs).
Ensure SLA/KPI-based performance reviews and corrective actions for vendors.
4. Financial Management
Prepare annual facility budgets and control operational expenses.
Monitor utility consumption and initiate energy-saving measures.
Review and process vendor invoices, ensuring cost efficiency.
5. Compliance & Safety
Ensure compliance with statutory regulations (fire NOC, electrical safety, STP norms, pollution control board requirements, etc.).
Conduct safety drills, audits, and risk assessments.
Oversee EHS (Environment, Health & Safety) initiatives.
6. Projects & Improvements
Drive infrastructure upgradation, retrofitting, and sustainability initiatives (energy efficiency, green building practices, waste segregation).
Support Capex projects like lift modernization, facade cleaning systems, parking solutions, and automation systems.
Qualifications & Experience
Bachelor's Degree in Engineering (Electrical)
8-12 years of relevant experience in managing large commercial/IT Park facilities.
Strong knowledge of technical operations (Electrical, Fire Safety, BMS & Security).
Exposure to multi-tenanted building management is highly desirable.
