To oversee the day-to-day operations, maintenance, safety, and efficiency of building facilities across commercial or residential real estate properties. Ensures the property is well-maintained, services are delivered to a high standard, and regulatory compliance is met.
Key Responsibilities:
1. Operations & Maintenance
Supervise maintenance of building systems including HVAC, plumbing, electrical, fire safety, elevators, DG sets, and other infrastructure.
Coordinate with technicians and vendors for preventive and breakdown maintenance.
Maintain AMC schedules and ensure timely execution of maintenance contracts.
2. Vendor & Contractor Management
Manage third-party service providers for housekeeping, security, landscaping, pest control, etc.
Monitor vendor performance and ensure SLA adherence.
Handle vendor selection, onboarding, and payment coordination.
3. Health, Safety & Compliance
Ensure compliance with statutory and safety regulations (fire NOC, environmental, energy audits, etc.).
Conduct safety audits, emergency drills, and maintain compliance records.
Implement standard operating procedures (SOPs) for facility operations.
4. Budgeting & Cost Control
Prepare and monitor facility budgets and utility expenses (electricity, water, fuel).
Identify cost-saving opportunities without compromising service quality.
5. Tenant/Occupant Coordination
Serve as a point of contact for residents/occupants for facility-related issues.
Resolve complaints or service requests promptly.
Conduct regular inspections to ensure customer satisfaction.
6. Documentation & Reporting
Maintain logs of maintenance, compliance, and asset inventory.
Prepare daily, weekly, and monthly reports on facility performance.
7. Energy & Sustainability Initiatives
Monitor and optimize energy usage across the facility.
Implement green building practices and waste management initiatives where possible.
Key Skills & Competencies
:
Strong knowledge of building systems (MEP, HVAC, BMS)
Excellent people and vendor management skills
Proficiency in MS Office and facility management software (e.g., CAFM, CMMS)
Good understanding of statutory norms and facility audits
Problem-solving and crisis management skills
Strong written and verbal communication
Educational Qualifications:
Diploma/Degree in Mechanical / Electrical / Civil Engineering or Facility Management Certification in Safety/Facility Management (e.g., IFMA, FMP, PMP) is a plus
