Executive Engineer - WNS Client Account (Chennai)

About the role



Objective of the role:

o We are looking for an experienced Executive Engineer to oversee all technical IFM activities. The Executive Engineer will report to Assistant Facility Manager. The ideal candidate will be well-organized and able to lead a large team and showcase phenomenal efficiency to ensure our business's accommodation is problem-free and safe so that employees can work under the best conditions.



ResponsibilitiesTo ensure 100 % uptime of client facilities across India



Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems,



Maintain, operate all HVAC systems/ MEP/ and associated equipment, electrical equipment, plumbing systems, building management system, and building repairs;



Perform facility inspections and report on condition affecting operations;



Immediate respond when as an emergencies,



Prepare and submit summary reports of conditions in buildings and recommend actions to be taken; IR, RCA, CAPA etc



Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems;



Comply with all safety procedures and requirements.



Maintain compliance to City, County, State ordinances and codes.



Support any afterhours building needs and activities as required.



Establish Engineering & Operational procedures and roll out the same for site staff;



Establish contacts with local authorities on the facility related issues and maintain the relationship. Responsible for all legal & authorities related compliances pertaining to facility & engineering systems;



Plan and manage the budgets for Engineering & Operational contracts;



Carry out Technical Audits for all installations at periodical intervals;



Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations;



Responsible for planning a critical spares list for all installations as per manufacturer's recommendations and inventory;



Responsible for development of all maintenance related schedules and shutdowns in consultation with Clients / OEMs;



Periodically inspect the logbooks, checklists, History card and PPM schedules for a better management of Engineering systems;



Work towards the 'ZERO' down time and set up the practices to ensure the delivery of seamless service to Clients;



Responsible for ensuring landlord's compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate;



Responsible for setting up the maintenance contracts to ensure the risk mitigation to the Client operations



Ensure Planned Preventive Maintenance activities are undertaken in accordance with the schedule



Ensure the implementation and management of Risk and Safety work practices to reduce any interruption to operations



Implement the pre-emptive maintenance program to reduce the risk of sudden failures of critical equipment

Experience & Education

5 years minimum experience as Executive engineer or relevant position



Well-versed in IFM operations and facilities management best practices



Diploma in EEE/ BE-EEE with '' C '' License holder



Good Nonverbal communication skills



Must have keen learning skills in accordance with the dynamic nature of the client business



Prior knowledge of tech based dash boards desirable



Manage all FM related requirements for the location to the end user satisfaction levels and maintain JLL standards on deliverables



Vendor Management , Scheduled Reports , Facility Trackers , MMR , SLA , Client Management , Builder Coordination



Behavioral CompetenciesStrategic Thinking & Leadership



Excellent verbal and written communication skills



Excellent organizational and leadership skills



Experience working in heavily matrixed environments and leading by influence
