Qualifications & Experience



Bachelor's degree in Engineering (Mechanical/Electrical/Civil) with min 18-25 years of experience in facility or property management. Experience managing Grade A commercial buildings or corporate campuses. Strong understanding of technical operations, compliance, and vendor management. Excellent communication, negotiation, and stakeholder-handling skills.

About the Role



This role oversees end-to-end management of a landmark commercial property in Bangalore, ensuring seamless technical operations, security management, soft services delivery, and high-quality tenant engagement. The ideal candidate will bring strong leadership, customer-centric thinking, and the ability to maintain world-class standards for a property occupied by leading multinational companies.

Key Responsibilities



1. Technical & Engineering Management



Oversee all technical operations, including HVAC, electrical systems, DG sets, fire & safety equipment, water supply, STP/RO plants, elevators, and BMS. Ensure preventive and predictive maintenance schedules are adhered to with zero downtime. Lead vendor performance reviews and ensure compliance with SLAs/ KPIs. Drive energy efficiency initiatives and sustainability programs.

2. Soft Services & Security



Manage housekeeping, landscaping, pest control, waste management, and facade cleaning teams. Oversee security operations, including CCTV systems, access control, emergency response planning, and guard deployment. Conduct regular audits to maintain hygiene, safety, and service quality benchmarks.

3. Tenant Relations & Stakeholder Management



Serve as the primary point of contact for all tenant requirements, feedback, escalations, and service coordination. Conduct periodic tenant engagement meetings and ensure high satisfaction levels. Support tenant fit-outs, onboarding processes, and compliance with building guidelines.

4. Compliance & Governance



Ensure statutory compliance related to building operations, fire safety, environmental norms, and labour regulations. Maintain documentation for audits, licenses, certifications, and legal requirements.

5. Budgeting & Reporting



Manage annual facility budgets, operating expenses, and cost optimization initiatives. Prepare monthly MIS reports covering maintenance, expenses, incidents, and improvement plans. Recommend CAPEX projects and oversee execution.

6. Team Leadership



Lead and mentor an in-house team and multiple outsourced partners. Set performance expectations, conduct reviews, and promote a culture of continuous improvement.
