SECTION III: PURPOSE OF THE ROLE
Assists the CEO with daily administrative duties that include managing Executive Project delivery; composing and preparing correspondence; itineraries and agendas and compiling documents and reports for meetings.
SECTION IV: KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE
Key Responsibilities:
?Planning & Co-ordination:
Pre-Construction & Construction Phase Planning
i.Integrated micro level planning & scheduling of multi discipline activities viz. - Liaison, Design, Pre Construction activities, Marketing & Sales etc.
ii.Preparing & Tracking the approved schedule till project launch & start of construction activities
iii.Raising flag on regular basis to enable informed decision making for management on all delays
iv.Performing weekly review and communicating critical actions to the Projects Execution team.
v.Delay analysis and incorporating learning in the future progress.
vi.Coordinate with the on-site Project team for conducting review meetings involving contractors, consultants, etc.
vii.Coordinate with Liaison Team to ensure uninterrupted Construction at site by obtaining all necessary statutory stage wise approvals including the Occupation/Completion Certificates
?Costing & Budgeting:
a.Ensure accurate estimation & costing of present and future projects
b.Prepare cost-review statements of various projects.
c.Analyse project requirements, project feasibility data, contingencies etc.
d.Prepare consolidated budget for the project and obtain the approval of top management
e.Guide team members in costing & budgeting to ensure cost incurred till date and cost to complete statements are generated as and when required
?Project Management:
a.Coordinating with Architects, Consultants etc., for Master Plan & Design Development along with design team
b.Co-ordinate Risk register and maintain it to address project level risk.
c.Assist in evaluation of the right execution strategy for phase wise development integrating the stages of statutory approvals, launch plan, cash flow requirement and business needs.
d.Evaluating & assisting in appointment of suitable consultants in the area of setting 'Best Practices of Real Estate Operation'
?Finance
a.Assist in overall financial performance by providing timely financial analysis; highlighting monthly performance & key variances and recommending immediate corrective actions to improve cost efficiencies.
?Market Research, Marketing & Sales
a.Conduct periodic market study regarding the Product Options
b.Assist in Market Research Assignments
c.Assist in developing Marketing Strategy for the Project
d.Assist in revenue and resource optimization, pricing, goal setting and annual business planning with respect to Marketing, Sales and CRM
e.Undertake Strategic planning initiatives including corporate positioning in market, competitive analysis, customer segment selection & penetration plans, and related product positioning
SECTION V: KEY RESULT AREAS

1. Day to day co-ordination with HOD's for agenda setting and critical item - briefing to CEO
2. Communicate directly, and on behalf of the CEO, with HOD's and external stake holders on matters related to CEO's agenda points
3. Provide a bridge for smooth communication between the CEO's office and internal department
4. Works closely and effectively with the CEO. 40%
1. Preparing Dashboards, MIS, Progress Report highlighting key risk and opportunities to the CEO
a. Daily Sales, Collection and Marketing MIS
b. CMD Real Estate Review presentation
c. Weekly construction update
d. Board Review Presentation
e. Any other reports as and when required 20%
1. Quarterly tracking of relevant competition (chosen 5 listed entities). Finalization of format and benchmarking key parameters
2. Preparing a Detailed Operational Plan for future projects and tracking it on monthly basis
3. Assisting CEO in preparing strategies based on current trend and market analysis 20%
1. Preparing PE/Investor presentation for CEO as and when required
2. Researching real estate news on daily basis and circulating to CEO/HOD's 20%

Education Qualification MBA from a reputed Institute
BE Civil/ BArch will be an added advantage
Technical & Professional Knowledge required
(What someone NEEDS TO KNOW) 10-12 years in Project Planning, Estimation & Cost Control in Residential /Commercial/ Retail real estate development essentially in a corporate environment
Experience required
(What someone NEEDS TO HAVE DONE) Real estate development essentially in a corporate environment experience supporting the COO / CEO is a must.
