Key Responsibilities:1. Estimation & Costing
Prepare accurate BOQs based on GFC drawings, concept layouts, and specifications.
Estimate quantities and material requirements for carpentry, civil, electrical, HVAC, plumbing, painting, false ceiling, flooring, etc.
Prepare rate analysis and derive costs based on current market rates and internal benchmarks.
Coordinate with the design team to ensure alignment between design intent and budget.
2. Tendering & Vendor Coordination
Prepare RFQs and float inquiries to relevant vendors and subcontractors.
Evaluate quotations, negotiate pricing, and prepare comparative statements.
Maintain a database of suppliers, contractors, and their pricing.
3. Project Budgeting & Tracking
Assist in developing initial project budgets and updating based on design changes.
Track costs throughout the execution phase and flag deviations from the approved budget.
Work closely with the procurement and site teams for cost validations and approvals.
4. Billing & Verification
Certify subcontractor bills as per executed work and agreed terms.
Coordinate with the site team for physical verification and measurement sheets.
Handle client billing based on project milestones or BOQ-based progress.
5. Reporting & Documentation
Prepare MIS reports on cost trends, budget utilization, and forecasts.
Maintain proper documentation for audit, variation claims, and change orders.
Provide support for value engineering and cost-optimization exercises.
Key Skills & Requirements:
Bachelor's Degree/Diploma in Civil Engineering, Quantity Surveying, or equivalent.
Minimum 1-3 years of relevant experience in
interior fit-out
or turnkey projects.
In-depth knowledge of materials used in interiors - woodwork, modular, veneer/laminate, lighting, soft furnishings, etc.
Strong knowledge of MS Excel, AutoCAD, and costing software.
Excellent numerical accuracy, negotiation skills, and attention to detail.
Ability to work with cross-functional teams (designers, architects, vendors, and site engineers).
Preferred Attributes:
Experience in high-end residential, corporate, retail, or hospitality interior projects.
Familiarity with modular furniture, BOQ standard formats, and turnkey packages.
Ability to handle multiple projects simultaneously.
