Job Summary:
The Estimation Manager is responsible for preparing accurate cost estimates and commercial evaluations for interior fit-out projects, ensuring profitability and competitiveness. This role involves analyzing project drawings, specifications, and requirements to produce detailed BOQs, liaising with vendors/subcontractors for quotations, and collaborating with project and design teams to support bid submissions.
Key Responsibilities:
Estimating & Costing:
Prepare detailed BOQs and cost estimates for commercial interior fit-out projects (offices, retail, hospitality, etc.).
Analyze drawings, scope of work, and specifications to develop accurate cost structures.
Calculate material, labor, and time requirements using industry-standard methods.
Identify cost-saving opportunities without compromising on quality or compliance.
Tendering & Bidding:
Study and review tender documents, drawings, and technical specifications.
Prepare competitive and compliant tender submissions within deadlines.
Coordinate with clients, consultants, and internal stakeholders during pre-bid queries and clarifications.
Develop rate analysis for various trades such as civil, MEP, joinery, and finishing works.
Vendor & Subcontractor Coordination:
Obtain and evaluate quotes from suppliers and subcontractors.
Build and maintain a reliable database of vendors for different materials and services.
Ensure quotations are competitive, accurate, and in line with project requirements.
Finalization of subcontractors for services/projects.
Team Management & Collaboration:
Work closely with the design, procurement, and project teams to align estimations with actual site requirements and budgets.
Attend project meetings and provide estimation support during project handover to execution teams.
Commercial Support:
Support value engineering initiatives and provide cost implications for design changes.
Provide cost and quote for the participated tenders/BOQ.
Participate in post-tender negotiations and assist with contract finalization.
Review project budgets during execution for cost monitoring and control.
Key Skills & Competencies:
Strong knowledge of commercial interior fit-out materials, methods, and pricing.
Excellent in reading and interpreting architectural and MEP drawings.
Proficiency in estimation software (e.g., Candy, CCS, MS Excel, AutoCAD).
Strong negotiation, communication, and analytical skills.
Attention to detail and ability to work under pressure and tight deadlines.
Leadership qualities and ability to manage a small team effectively.
Qualifications:
Bachelor's degree in Civil Engineering / Architecture / Quantity Surveying or related field.
Minimum 7-10 years of experience in estimation, preferably in interior fit-out or construction industry.
Familiarity with local pricing, market trends, and regulatory compliance.
