Key Responsibilities:
Study tender documents, architectural drawings, interior layouts, MEP drawings, and specifications to perform detailed quantity take-offs
Prepare
accurate Bills of Quantities (BOQs), item-wise rate analysis, and comprehensive cost estimates for interior works (false ceiling, drywall partitions, flooring, joinery, modular furniture, painting, lighting, MEP integration, etc.)
Develop pre-tender estimates including material costs, labor, subcontractor rates, overheads, contingencies, and profit margins
Issue RFQ packages to vendors and subcontractors; collect, compare, and negotiate quotations to secure best market rates
Prepare tender submissions, pricing schedules, technical proposals, and bid documents for client tenders
Participate in pre-bid meetings, raise clarifications, and provide value engineering / cost optimization suggestions
Maintain and update an internal database of unit rates, material prices, labor rates, and historical project costs
Support post-contract activities -- variation pricing, RA bill preparation, cost tracking, change order management, and final account settlement
Conduct cost benchmarking, risk analysis, and feasibility studies for new project inquiries
Coordinate closely with design team, project managers, and site teams for scope verification and quantity reconciliation
Ensure all estimates comply with company margin targets, current market conditions, and client requirements
Candidate Profile / Requirements:
Experience: 2-10 years in quantity surveying / estimation for commercial interior fit-out projects (corporate offices, banks, retail/showrooms preferred)
Education: Diploma / Degree in Civil Engineering, Quantity Surveying, Interior Design, Construction Management, or related field
Hands-on expertise in BOQ preparation, rate analysis, and cost estimation for interior fit- outs (false ceiling, partitions, flooring, joinery, modular furniture, MEP coordination)
Proficient in reading and interpreting architectural, interior, and MEP drawings
Strong knowledge of current Pune/Maharashtra market rates for interior materials, labor, and subcontractors
Excellent numerical accuracy, analytical skills, and attention to detail
Advanced proficiency in MS Excel (formulas, pivot tables, BOQ templates); basic AutoCAD for quantity take-off preferred
Good communication and negotiation skills for vendor/client interactions
Ability to work under tight tender deadlines Desirable
Prior experience in turnkey interior contracting firms in Pune/Mumbai region
Familiarity with estimation software (e.g., Candy, Buildsoft, or advanced Excel tools)
Understanding of contract types (lump sum, item rate), variation claims, and cost control during execution
