Job Purpose:To lead the planning, design, and execution of warehousing and logistics infrastructure development projects, ensuring timely delivery, quality standards, and adherence to budget. The role demands strategic oversight of all development activities from land feasibility through to construction handover.-
-Key Responsibilities:1. Project Planning & FeasibilityConduct due diligence and feasibility studies for land parcels.Liaise with legal, design, and finance teams for project appraisal.Prepare development budgets, project timelines, and risk assessments.
2. Design ManagementGuide architects and consultants to develop optimized warehouse designs.Ensure designs meet global logistics standards (Grade A, FM2 flooring, dock-to-bay ratio, etc.).Incorporate sustainability, safety, and compliance parameters (e.g., IGBC/LEED certification).
3. Project ExecutionOversee multiple warehousing projects (greenfield/brownfield) simultaneously.Ensure construction milestones are achieved within timelines and cost constraints.Monitor contractor performance, quality control, and safety protocols on-site.
4. Vendor & Stakeholder ManagementAppoint and manage vendors, consultants, and EPC contractors.Coordinate with internal teams legal, leasing, finance, and asset management.Manage liaisoning with government authorities for necessary approvals and NOCs.
5. Budgeting & Cost ControlMonitor development budgets and approve cost estimates.Implement value engineering measures without compromising quality.Track variations and change orders proactively.
6. Compliance & Quality AssuranceEnsure adherence to statutory regulations (fire NOC, environmental clearance, FSI rules).Conduct regular audits for quality assurance and safety compliance.Ensure projects are completed with zero non-compliance issues.
7. Team LeadershipBuild and lead a high-performing development team (project managers, engineers, planners).Provide mentorship, training, and performance oversight.---Key Skills & Competencies:Strong understanding of warehousing/logistics infrastructure standards.Proven ability to lead large-scale construction projects end-to-end.Excellent vendor and stakeholder management.In-depth knowledge of statutory norms, building codes, and ESG practices.Strong commercial acumen and negotiation skills.Ability to work in a fast-paced, deadline-driven environment.---
Qualifications & Experience:Bachelors in Civil Engineering / Construction Management (MBA preferred).15-20 years of experience, with at least 5 years in a senior leadership role.Experience in industrial/warehouse/logistics park development is essential.Familiarity with industrial park layouts, zoning, and clearances in India.---Preferred Backgrounds:Warehousing & logistics park developers (e.g., ESR, Indospace, Welspun One).Large EPC contractors handling industrial projects.REITs and institutional real estate platforms.
