Quantity Surveyor (Global Office)

Location

:

Coimbatore

Reports to: Project Director (Guyana)

Works with: Project Engineer, Site Supervisor, PMC/Consultants, Procurement, Finance, Vendors

Purpose: Owns cost control and progress verification from HQ--pulls data daily from site, validates, updates Zoho/Power BI dashboards, manages BOQ, certifies bills, tracks variations/claims, and forecasts cashflow & final cost.

Experience & Qualifications:

5-8 years in QS/Cost Control on interior fit-out/residential projects; multi trade exposure (doors, Aluminium, modular furniture, gypsum).

Degree/Diploma in Quantity Surveying/Civil (RICS/AIQS/CIOB valued).

Demonstrated dashboard/reporting ownership and bill certification experience.

Key Responsibilities

A) Cost, BOQ & Measurement

? Maintain Master BOQ; create work packages (doors, windows, wardrobes, false ceiling).

? Take-oA & verify measured progress: doors fixed, windows installed, wardrobes assembled, ceiling area (sq.ft) completed--tie to drawings & RFIs.

? Maintain Rate Analysis and Cost Codes; update Unit Rates and Cost of Work Performed (CWP) monthly.

B) Subcontractor Billing & Variations

? Prepare/verify Interim Payment Certificates (IPC); certify Subcontractor Bills (with measurement sheets & photos).

? Run Variation/Change Order log: scope, cause, qty, rate, EOT link, commercial impact.

? Negotiate rates/unsupported claims; recommend approvals with evidence.

C) Cost Control & Forecasting

? Produce weekly Cost vs Budget (CV), Schedule vs Progress (SPI/CPI) and EAC/ETC forecasts.

? Track material reconciliation (doorsets, hardware, gypsum boards, aluminium frames, silicone/PU foam, accessories).

? Maintain cashflow (committed, spent, forecast) and liability aging.

D) Data Pipeline & Reporting (Zoho/Power BI)

? Pull Daily Progress Reports (by 6:00 GYT cut-oA), validate, and update Zoho Creator/Analytics and Power BI.

? Publish: Daily snapshot (next morning by 9:30 GYT), Weekly dashboard (Mon), Month-end MCR (within 3 biz days).

? Keep RFI/WIR/NCR logs aligned with cost impact and close-out.

E) Governance & Coordination

? Enforce document control (naming, versions), audit trails, and two-person check on bills.

? Drive look-ahead cost reviews with PD/PE; flag risks early (lead time, shortages, design clashes).

Must-Have Skills:

? QS Core: BOQ, take-oAs, re-measurement, rate analysis, contract conditions (FIDIC-like), change control.

? Drawings: Architectural, joinery, RCPs; read door/window schedules; ceiling layouts.

? Data & Tools: Advanced Excel (INDEX/XMATCH, SUMIFS, Power Query), Power BI, Zoho Creator/Analytics, Google Drive; basic PowerPoint for exec packs.

? Controls: Earned Value (PV/EV/AC), CPI/SPI, WBS & cost code structures, three-way match (PO-GRN-Invoice).

? Communication: Clear site interactions over WhatsApp/Email, concise executive summaries, negotiation with vendors.

Deliverables (What they produce)

? Daily: Site progress digest (units by trade), exceptions list, photo links, labour snapshot.

? Weekly: S-curves, CPI/SPI, cost variance, look-ahead risks, procurement tracker, NCR closure.

? Monthly: MCR pack--Budget vs Actual, EAC, cashflow, claims status, material recon, variation register, commercial risk heatmap.

? Rolling Logs: RFI/WIR/NCR, Subcontractor Bills, Change Orders, Procurement & Delivery.

Data Pipeline SOP (cut-offss & checks)

Cut-offs (America/Guyana time):

? Site DPR inputs (quantities, photos): by 18:00 daily.

? QS validation & ingestion: 18:00-22:00.

? Publish Daily Snapshot: by 09:30 next day.

Validation steps:

1. Quantity sanity checks (max/day thresholds; e.g., doors/crew/day ? 2; ceilings ? 80 sq.ft/crew/day).

2. Cross-checks: Quantity vs. labour deployed; photos/WIR entries present.

3. Movement test: No negative cumulative; flag step-jumps > 25% vs trend.

4. Exception sheet auto-emailed to Site Supervisor & PE.
