Job Summary
The Due Diligence Executive will be responsible for conducting comprehensive legal, technical, and statutory due diligence of land and real estate assets to support acquisitions, development, and compliance for real estate and construction projects.
Key Responsibilities
Conduct land and property due diligence for residential, commercial, and infrastructure projects
Verify ownership documents, title chain, sale deeds, lease deeds, gift deeds, and partition deeds
Check Encumbrance Certificates (EC), charges, mortgages, litigations, and disputes
Coordinate with advocates, government offices, and local authorities for record verification
Review revenue records (Khata, Jamabandi, Khasra, Khatauni, RTC, Patta, etc.)
Verify land use, zoning, master plan approvals, and change of land use (CLU)
Ensure compliance with RERA, local development authority norms, and municipal laws
Assist in registration, mutation, conversion, and land acquisition processes
Prepare detailed Due Diligence Reports highlighting risks, gaps, and recommendations
Maintain proper documentation and digital records of all due diligence activities
Support management in project feasibility and risk assessment
Required Skills & Competencies
Strong understanding of real estate laws, land records, and construction regulations
Ability to read and analyze legal and property documents
Familiarity with state-specific land laws and registration processes
