Job Purpose:



To ensure end-to-end coordination, management, and compliance of land-related documentation processes including Title Search Reports (TSR), Agreement preparation, Legal document handling, coordination with stakeholders, and post-registration formalities. The role acts as a bridge between Legal, Land, and Client teams to ensure timely and accurate document flow for smooth execution of land acquisition and project development.

Key Responsibilities:



A. Legal Documentation & TSR Coordination:



1. Submit all necessary land documents to the designated lawyer for obtaining TSR.

2. Follow up with the lawyer for TSR preparation and ensure completeness of all required documentation.

3. Share TSR with the client and obtain clearance.

4. Coordinate with client's legal team for resolving TSR observations and pending documents.

5. Maintain repository and safe custody of KYC documents from the land team.

B. Agreement Preparation & Execution:



6. Prepare Draft Agreements and send them to the client for review.

7. Follow up and obtain final Agreements duly approved and executed by the client.

8. Fill in all dates and missing details in the agreement; take prints and prepare execution copies.

9. Coordinate with the client's legal team for vetting, finalization, and registration requirements.

10. Ensure smooth handover of original documents to the client with proper acknowledgments post-registration.

C. Team Coordination & Field Support:



11. Lead the documents team.

12. Support land team during field inspections and surveys to prepare FMB and related documents.

13. Coordinate site visits with Revenue Surveyors for obtaining 11E sketches and alienation sketches.

14. Monitor online status and resolve issues in obtaining sketches from the survey office.

15. Provide preliminary survey and DFT/family tree documents on priority for mapping.

D. Legal & Compliance Follow-ups:



16. Follow up for Bank NOC and Discharge Deed till closure.

17. Provide all pending documents as per TSR/legal observations.

18. Support legal teams by sharing required documents and assisting in compliance.

E. Post-ATS & Registration Activities:



19. Support in completion of all post-ATS documentation in coordination with the Land team.

20. Coordinate for the registration process and assist in its smooth execution.

21. Follow up and obtain WCC (Work Commencement Certificate) from client post registration.

F. MIS & Reporting:



22. Provide regular updates to MIS/Legal team on the documentation status.

23. Maintain daily/weekly progress reports.

24. Track meeting updates and follow up on actionable items in MoMs.

25. Maintain updated project documentation records in coordination with Land, Legal, and Documentation teams.

G. Client & Stakeholder Coordination:



26. Regularly communicate with the client on escalated issues related to WRA, Legal matters, and documentation progress.

27. Collaborate with client land team and internal teams for seamless execution and field activities.

Skills Required:



Strong knowledge of land documentation and legal processes (TSR, ATS, registrations).

Good understanding of survey documents (FMB, 11E, Alienation Sketch).

Ability to coordinate across legal, land, and client teams.

Excellent communication and follow-up skills.

Proficient in MS Office and online government portals for land/survey.

Strong organizational and documentation skills.
