Implement Purchase process. Purchasing project prioritization and management Managing purchasing information, systems. Managing purchasing staff managing suppliers, relationships, SLA's. Effective proactive liaison with other departments as necessary to forecast, plan to meet, and to supply demand to relevant quality. Negotiating and administration of purchasing contracts. Administration and reporting as necessary Outsourcing strategy/development/management. Liaise with store Dept to have effective stock control. Manage and administer the supplies contracts. Conducts bidding process / RFP floating if required. Define specifications of services / good. Maintain relationship with supplier. Maintain database of vendors / suppliers in category wise. Ensures delivery of products/services to all internal departments in timely manner. Supervises the daily operations of the Stores section and ensures security of contents. Arrange receiving of materials as per standard process. Ensure that quality of received goods meet the specification. Liaise with departmental heads in case of return / replace defective stock. Intimate with purchase and accounts department for payment process. Accesses and applies identified and appropriate information to achieve tasks and document control and retrieval. Ensures stock records are accurately maintained. Arranges periodic stock takes. Fire up min stock level / reordering level for each item Ensure effective state / inventory control. Coordinate with purchase dept. for all goods purchase. Generates GRN on receiving goods. In conjunction with the Estate Manager prepare service charge, rental, revenue and non-recoverable financial budgets annually. Responsible for Cash flow generation required for Operations. Monitor, control and analyze expenditure to the principles of economy and efficiency. Control and authorize all invoice payment incurred. In conjunction with the Estate Manager develop rolling business plans in line with agreed asset strategy and the existing management agreement. Formulate strategies towards effective asset management & investment optimization services for client. Administers the Lease agreement and responsible for the collection & reporting of delinquencies. Administer of inventory control programs and systems Coordinates approval of contracts, notices and other time-sensitive documents Responsible for Risk Management & Insurance Policies to be obtained. Contract Administration & Management -Maintenance & Upkeep Services. Report to the client and managing agent in relation to all operational issues arising. Ensure the objectives specified in all contracts are met and action non-compliances swiftly. Defines vendor contract specifications Set specific targets or benchmarks and analyze how each outsourced company will achieve these targets. Maintain regular retailer liaison to address trading performance and operational management issues and encourage a partnership approach. Represent the company in dealing with all external agencies, tenants, contractors and members of the public as and when required.
MBA / Post Graduation in HR / Admin with 10 yrs. Of experience. Leadership quality. Efficient communication skill.
