The Assistant/Deputy Manager - Leasing (Food Court) is responsible for managing the leasing activities and tenant relationships within the food court area of a commercial property. This role focuses on tenant acquisition, lease negotiations, space optimization, and ensuring a curated mix of food & beverage (F&B) offerings that align with customer preferences and market trends.
Responsibilities:
Identify, approach, and secure suitable F&B tenants for the food court.
Maintain a healthy pipeline of prospective tenants through market research, networking, and outreach.
Conduct site visits with potential tenants and present food court features and footfall data.
Negotiate lease terms and rental agreements in line with company policies and revenue targets.
Coordinate with legal and finance teams to ensure accurate and timely documentation.
Track lease expiry, renewals, and rental escalations.
Identifying the nonperforming retailers and taking corrective measures to improve their performance.
Act as the primary point of contact for food court tenants for operational or leasing concerns.
Coordinate tenant fit-out process in collaboration with the design/technical team.
Handle tenant grievances professionally and ensure high tenant satisfaction.
Analyze customer demographics and sales data to recommend tenant mix improvements.
Ensure a balanced mix of cuisines and brands to maximize footfall and customer satisfaction.
Monitor market trends and competitor activity to remain ahead in leasing strategies.
Prepare regular reports on occupancy, revenue performance, and leasing pipeline.
Track leasing KPIs including occupancy rate, average rent per sq.ft., and revenue per outlet.
Provide inputs for annual budget planning and leasing forecasts.
Candidate Requirement:
Bachelor's degree in business administration, Real Estate, Hospitality, or related field.
MBA or equivalent preferred.
3-6 years of experience in retail leasing, ideally with exposure to food courts or F&B leasing.
Familiarity with mall operations or commercial real estate leasing preferred.
Strong negotiation and communication skills.
Knowledge of F&B brands and food retail trends.
Relationship management and client servicing mindset.
Commercial acumen and data-driven decision-making.
Proficiency in MS Office and leasing management software (if applicable).
