Act as the primary point of contact for residents/tenants for service requests, complaints, move-in/move-out coordination, and general queries.
Log, triage, and track maintenance requests in the facility management system or CRM; ensure timely resolution and closeouts.
Coordinate and supervise routine preventive maintenance (electrical, plumbing, HVAC, elevators, landscaping, common areas).
Manage and liaise with vendors and contractors: obtain quotes, schedule work, monitor quality, and approve invoices in coordination with the Facility/Finance team.
Conduct regular property inspections and prepare condition reports; identify safety hazards and follow up on corrective actions.
Ensure compliance with building safety regulations, fire safety checks, and statutory maintenance schedules.
Maintain inventory of spare parts, tools, and housekeeping supplies; raise purchase requisitions as needed.
Prepare and share weekly/monthly maintenance logs, service-level reports, and resident satisfaction updates.
Assist with tenancy documentation, handover checklists, and coordinate cleaning/repairs for move-ins/move-outs.
Support emergency response (leaks, power outages, security incidents) -- coordinate immediate fixes and communicate status to tenants and management.
Train and supervise junior maintenance staff or housekeeping teams on basic repairs, cleanliness standards, and safety protocols.
Identify process improvements and cost efficiencies (vendor consolidation, preventive maintenance plans).
Required qualifications & experience
Diploma / ITI / Bachelor's degree in Mechanical / Electrical / Civil / Facilities Management or equivalent experience.
2-5 years experience in property maintenance, facility management, or building operations -- real estate or hospitality experience preferred.
Hands-on familiarity with common building systems: plumbing, electrical, AC/HVAC, pumps, elevators, and basic carpentry.
Experience managing vendors, supervising teams, and maintaining maintenance logs.
Basic IT skills -- comfortable using MS Office and any CMMS/maintenance ticketing system
Strong communication skills in English and local language; customer-facing experience is essential.
