JOB DESCRIPTION - Contracts Manager (Real Estate)

1. Position Overview
The Contracts Manager is responsible for managing the full lifecycle of project contracts, including drafting, negotiating, reviewing, and administering vendor, contractor, and consultant agreements. The role ensures legal compliance, cost optimization, risk mitigation, and timely contract execution to support project and organizational objectives.
2. Key Responsibilities
A. Contract Drafting & Review
? Draft, review, and finalize contracts, work orders, LOAs, service agreements, and vendor agreements.
? Ensure adherence to company standards, statutory norms, and regulatory guidelines (RERA, GST, Labour laws, etc.).
? Review tender documents, BOQs, and scope of work for accuracy and completeness.
B. Tendering & Procurement Support
? Assist procurement in tender preparation, vendor evaluation, and bid analysis.
? Conduct commercial evaluation, rate justification, and alignment of contractual terms.
? Prepare comparative statements and contract cost summaries.
C. Contract Administration
? Monitor contract performance, milestone adherence, payment terms, and deliverables.
? Maintain contract repository, documentation, and communication records.
? Ensure timely extensions, variation orders (VOs), addendums, and amendments.
D. Claims & Dispute Management
? Evaluate vendor/contractor claims, delays, time extensions, and cost escalations.
? Support legal team in arbitration, dispute resolution, and claim settlements.
E. Risk Management & Compliance
? Identify contractual risks and propose mitigation strategies.
? Ensure compliance with internal SOPs & legal requirements.
? Conduct periodic contract audits.
F. Coordination & Stakeholder Management
? Liaise with project, procurement, legal, finance, and site teams.
? Provide contract clarification, interpretation, and guidance to stakeholders.
