  • Sales - Build:
  • o* Type of structure - Assist Design Team in value engineering. *
o Thumb-rule costing & Estimate o Review Design Proposal o Formalisation of BOQ / Tender
  • Visit the site to familiarise yourself with the site conditions and scope of work.
  • Review drawings, specifications and scope of work. o Contract sign-up
  • Review of Project Proposals, Sub-contracts, Vendors, Payment Project schedule
  • Management:
o Organising
  • Evaluate & appoint suitable vendors
  • Site safety infrastructure o Planning
  • Phasing of works
  • Track overall project schedule
  • Operations - Build
o Planning, monitoring & managing the required subordinates & deliverableso Maintaining an awareness of potential interdependencies with other projects and their impact o Quality control Managing project risks, including the development of contingency plans Monitoring overall progress and use of resources, initiating corrective action where necessary. o Quality checks
  • Liaison with the appointed Project representatives to assure the overall direction and integrity of the project
  • Adopting and applying appropriate technical and quality strategies and standards.
o RFIs
  • To resolve the gaps, specifications, or subtle ambiguities during the bidding process or early in the construction process to eliminate the need for costly corrective measures o Site visits & meetings
  • Periodic site visits when mandated o Procurement
  • Manage and overlook project specific materials and equipment purchases including: sourcing, maintaining vendor relations and tracking deliveries.
  • Review purchasing documents (i.e., Subcontracts, Purchasing Orders, Service Agreements) with the Procurement Department.
o Track progress Review punch / snag list walk-through as needed; duly ensure completion. Preparing any follow-on action recommendations.o Billing
  • Intimate cost escalations
  • Ensure the project is 100% closed out with Accounting
*SECONDARY RESPONSIBILITIES*
  • Client Relationship Management / Client Satisfaction Initiatives:
o Manage relationship with clients; vendors and customerso Provide timely feedback on the completion of milestones of projectso Periodically interact with clients / customers for any escalations; bottle-necks in completion of tasks etc.
  • Receivables (Payment) Follow up and RealiSation:
o Provide support to Finance in realiSing the payments from the clients / customerso Ensure submission of timely invoices; bills etc. for paymentso At appropriate time; escalate the issues to the Board of Directors relating the tough clients and customers.
  • Any other task as and when assigned by the Management
REMUNERATIONS
  • Fixed Consulting Fee / Salary as stated in the offer letter.
  • Conveyance: Bills towards projects or office related works will be reimbursed wholly.
  • Project Bonus: Subject to Project's Operating Profit, the bonus percentage will be divided among the involved team members. The collective bonus percentage will be categorised into;
  • Short Term Projects (0.25 to 1 Year): 10% bonus of the Gross Profit, if 15% and upwards.
  • Long Term Projects (1.5++ Years): 10% bonus of the Operating Profit, if 10% and upwards.
NOTE: Collective bonus percentage will be calculated and disbursed for; o Short term projects after successful completion and final bill clearance. o Long term projects in two tranches;
  • 50% - After successful handover & final bill clearance.
  • 50% - Collection of retention amount & defects liability period.
  • Project Referral: o Residential: 0.5% of Final Gross Contract Value o Commercial: 1% of Final Gross Contract Value
NOTE: Fees of the final contract value will be disbursed in three equal tranches:o Initial contract executiono Final payment receipto Balance upon contract closure / receipt of retention amount / defects liability period.Job Types: Full-time, Regular / PermanentSalary: ?50,000.00 - ?72,000.00 per monthBenefits:
